"Perfect location. Bus stop and train station are close by. Property run down and in need of repairs. You get what you pay for! No internet in the rooms only in the pub next door. Can hear pigeons outside and sounded like something was in the loft. "

Mattress very uncomfortable - asked for a mattress topper, but they don't have any, so gave us a duvet to put under the sheet, which sort of worked. Air con on some kind of sensor/timer which meant it goes off during the night and the room got hot quite quickly. "

"The staff were ok, very minimal interaction, room was clean bed was reasonably comfortable, although the shower mat had pubic hair under it and there was no hot water both in the shower and from the sink!! not good when wanting a shower. the toilets were shared so other guest not cleaned after use!!. There is no parking at the property but the local carpark was free after 5pm so not that much of a worry. i wouldnt stay again but for 1 night it was ok. location is great any easy to get too. "

"Clean and spacious room but this hotel doesn’t serve breakfast! Wasn’t sure if I missed that when booking. Lovely staff very helpful. 6 mins drive from teeside shopping park which has many restaurants"

"Large bedroom and recently modernised en-suite. All clean and tidy. Nice and warm (4 day stay in January). Breakfasts were excellent and the food available for the evening meals in the pub part of the hotel was also good. All of the staff were warm, friendly and helpful. The car park is big. Breakfast does not start until 7.30am. You order it from the menu the night before and it was always ready for 7.30 for me, but I was there on business it left me quite tight for getting to my meeting elsewhere on time."
