Disappointed that I organised to meet someone at the hotel to help with my luggage on arrival and they never showed up or communicated with us otherwise.
Bed is comfortable but I’d prefer stay at Babuino 79 which is the street behind. Much better value for money and service.
The room was beautiful and very clean. Great location and good service. It feels very boutique. There is a slight bit of noise from the adjoining rooms which is likely because the building is old with think floors but that did not detract anything for me.
There is access to Netflix.
I would definitely stay here again.

Nice room and good size for Rome, however this is not a hotel. The access is difficult, no support with luggage, lots of stairs and very unsafe stairs. The door entrance to the hotel is tiny and one side is permanently locked, overall access is limited.
Business travellers keep out! You will not get a proper invoice for your travel expenses, this is unacceptable. My credit card was debited twice but they keep saying I paid only once. Hopefully my credit card company will take care of that. So awful service.
By far, this is the worst stay anyone could have, stat away at al cost.
First, this is not a hotel as advertised, it’s an Airbnb and there is no front desk or receptionist to welcome you in or answer your questions.
Second, this property is impossible to find, the address the have listed is not accurate
Third, room was not clean at all, I took pictures and I will try to post them on google
Fourth, air condition was not working
Fifth, I got stock twice in the elevator which is very unsafe and outdated

There was no reception, but instructions were sent to me via WhatsApp (only upon request when I texted them, so they weren't sent to me prior arriving). I would recommend getting a local SIM card prior to checking in so that you are able to receive instructions & contact reception upon arrival. The service was great & they responded promptly. Just to clarify it's not exactly a hotel, it's on the 2nd floor of an old building with 5 rooms. The wifi connection wasn't too bad, the room is was clean and there's a coffee machine. One side of the bed seemed to be broken, so everytime I put weight it would dip, but it wasn't too much of an issue as I was only staying there for 1 night.
The location was PERFECT, right next to the Spanish Steps (shopping!) and less than 5 mins to Spagna metro station. It was walking distance to loads of restaurants and attractions (Colosseum, Trevi Fountain, Pantheon, Roman Forums). Overall it was a decent stay, but the location just made it better.

La habitación es muy amplia y cómoda, tambien está en una excelente ubicación.
Fiquei por duas noites, então me atendeu bem , o hotel fica no 2⁰ andar do edificio, o elevador é bem antigo o que gera um pouco de insegurança de levar as malas e ficar preso , não tem recepção e toda a comunicação é via WhatsApp, não tive problemas qto a isto. Cama e travisseiros confirtáveis ,e chuveiro muito bom ,banheiro pequeno mas ok .mediante solicitação providenciam café da manhâ achei desnecessario ,pois tem lugares próximos muito bons ..Locação excelente, muito próximo a praça de Espanha e do metro.

Just to be clear, this property is not a hotel but a collection of 5 rooms located in a older building.
The service staff is generally unresponsive, especially after hours.
The biggest issue was that there was no reliable wifi services. We had a terrible time because we could not get online to make any travel plans , reservations or to doanynor the normal tasks that require the use of internet. Our repeated phone calls went unanswered and when they finally provided wifi info after 20 hours, none of them worked. We ended up on sidewalks outside cafes with our laptop to use public Wi-Fi. at this point in time if there's no Wi-Fi service then there's no connection to the outside world. If this is this close clearly and we choose based on that information then fine. But if a property is advertising that it offers Wi-Fi and that service is not available, then that's false advertising.
Good experience at this nicely designed hotel in the center of Rome. The location is convenient to everything and the check in was easy. The only issue was the internet, which was not working, but apparently there was a problem in the neighborhood. Otherwise, I would recommend this hotel.
Very nice, new, well designed and clean room. Good amenities, free coffee machine. Very well positioned, couple of minutes of walk from the Spanish Stairs, on a very quite and trendy side street with many art shops and galleries.
Important to know - they have no reception. It’s a bunch of well refurbished and designed rooms with a corridor. Ring the intercom system at the main door so they open you and someone will help you with explaining about the place, the codes to enter independently, showing your room etc. But better to have a local SIM card, because at any time if you need something you’ll have to call to the main ‘reception’ phone number. In my case it seemed that there was no hot water for the shower. So I had to call them to ask to fix it. They answered very politely and explained that sometimes it requires to let the water run for couple of minutes. Which was exactly the case. (Thanks Gabriel;) But still I hade to call them and it costs a fortune if you use your original non-european sim.
Overall very pleasant and nice stay. Was priced very fairly for this level of room and location. I’ll definitely recommend the place.
