Policies & What to Expect
Arrival/Departure Policy: Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm) Check out time is 11 am. Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!
Nightly Minimum Policy: 2-4 night minimum required in the off season.
☀️ Holidays: 5 night minimum. There are no arrivals on Independence Day (July 4), Thanksgiving, Christmas, or New Year's Day.
☀️ Summer: Memorial Day - Labor Day, 5 night minimum. No arrivals on Independence Day (July 4).
Last Minute Booking Policy: If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.
To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.
This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.
• Pet Policy: Pets are permitted at this property with an ADDITIONAL FEE. The fee is $200 plus tax for the first pet, and $100 plus tax for the second pet. Please be advised: THIS FEE IS EXTRA, IT IS NOT INCLUDED IN THE BUNDLED RATE AT BOOKING. We require additional details about your pet before approving and processing payment for the pet fee.
Rate Policy: Prices change on a daily basis so the rates you see today may be higher or lower when booking!
Age Policy: We do not typically rent to guests under the age of 25 or large parties. Please contact us prior to booking to see how we may accommodate your group.
After booking: We manage properties on behalf of our owners. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. This agreement reviews our terms and conditions, house rules and policies, and what to expect of your stay. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit. The check-in details will not be shared until the rental agreement has been signed, payment has been made, and the guest has connected with one of our guest services agents.
In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The Verify Hub service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days.
Property Appearance: Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)
Property Responsibilities: If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.
With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management, Replacement of keys/fobs/remotes, and Care of the home all help us give each guest and family a home to feel at home in. We appreciate your assistance in making our homes and our business unlike any other!
ALL OF OUR PROPERTIES ARE NON-SMOKING. ❌ 🚬 Many buildings are also managed by HOAs who will fine guests for misconduct.
Noise: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!
Starter Kit/Guest Essentials: We like our guests to feel at home as soon as they arrive! We provide a ‘starter kit’ to help our guests get settled without needing to rush off to the store. Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, and co2/fire detectors.
We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you`re planning to stay put in Pacific Beach, there is no need for cars! Just ride our provided bikes or walk the neighborhood.

The property itself is a little run down but the fact that it’s one house back from the boardwalk/ocean makes up for it. The spa is on the top deck and you can see the ocean which is very cool. I was very pleased with the quick responses from the rental company.
Enjoyed the property - being so close to the water, have comfortable beds, and having the option to have so many doors and windows open for fresh ocean air was great. A good amount of conveniences in the kitchen was appreciated. Property management was very responsive to any of our needs. Thank you.
Had a few flying bugs had to deal with in upstairs areas, adults didn’t mind but teens were not happy, yes upstairs room was hot but made do. The fridge had a leak in ice maker dispenser. We noticed and notified management. Location was great and bikes provided was great. But will continue to revisit and tell family and friends to visit.
We always stay further north right on the beach, but this proved to be a far better experience. The property is so roomy that we weren’t all on top of each other. Very quick walk to shops, ice cream, Belmont Park and restaurants. It was too cold to boogie board,but we appreciated having access to chairs and bikes and beach gear. The beds were comfortable. Having the hot tub was absolutely perfect and we actually saw dolphins in the ocean from the hot tub. The downstairs TV was suspect but we managed just fine. The property managers are communicative and attentive. We definitely will be returning.
The unit was great. The only complaint is that the amenities listed on the detail for the rental said air conditioning. This was not a lie but definitely not accurate either. The unit had one AC unit in the master room. The entire house was worse than a sauna! They do not give you this information until after you book the unit. We happened to get this place during an excessive heat wave which made it unbearable during the day to be in the unit. They have window we attempted to open but two do not have screens or are mounted correctly. They did have plug in fans but they did not help or have enough to cool the place. Location was great. They had bikes to ride along the beach with umbrellas and chairs. They do offer garage parking but only fits one or two hatchback vehicles. Hot tub was well taken care of. The master bed was one of the most comfortable we have stayed in. Over all if this place had an entire AC unit throughout the house it would be perfect. Great place to stay during the cooler times of the year.

Facility is clean and organized. Location is exactly what we wanted, walking distance to everything. Great views including the 3rd floor hot tub overlooking the beach.
We enjoyed our stay at Mission Beach. This property is perfect for a family or two couples. Restaurants within waking distance. Parking in a garage is nice. It was a great relaxing week away!
Easy access to beach and Belmont park. Great hot tub to watch sun set in. Needs some minor fixes (broken dining chairs, loose kitchen cabinet/ toilet paper holder), but would stay again.

Perfect location
We have stayed at this house for a week for the last 2 years. We love that it's so close to the beach and Belmont! The hot tub is awesome. Plenty of room for the six of us. We will come back.

Super pleased with my stay!
A home away from home! Its proximity to the beach can't be beat. The water views from the top level balcony off the first master suite are even better than the photos provided . The interior of the condo and its amenities were more than fair--no complaints. My plans to visit other places around San Diego didn't actually happen because I was content just lounging around the space and taking short walks around the area. I would definitely rent this space again.

My only hesitation about writing a nice review is this property might not be available the next time we want to book it! In our opinion, this is the best place in the area we could have rented. If you are looking for action or a quiet place to relax, this place covers both. It is very close to the beach and several places to eat within walking distance, but it is also very peaceful. Having the ability to sit in the hot tub, and look at the ocean is unmatched. The property itself is also great. We had everything we needed, and felt we couldn't have picked a better place. Overall, it helped to make one of the nicest family vacations we have ever had.
I can’t understand how this unit got good reviews. It was quite dirty when we arrived, most of the furniture was in poor shape. Basically a low end unit in a good location. If you’re used to staying in nice places I would keep looking.

Great location but dated
We stayed at the condo for a couple nights and there are definitely some pros and cons. I will start with the pros: the rental company is quick to help, we woke up to water leaking through the ceiling and the company sent over plumbers that day, so their response time was great. The location is awesome, 1 block from the beautiful beach and shops are right there! They also have a ton of water toys, bikes, etc. Kitchen is well stocked with utensils and pots and pans. The cons: aside from the water leaking issue, the condo is very dated. The wood is peeling from the bathroom vanities, the walls are really scuffed and could benefit from a fresh coat of paint. The leather chair is losing a lot of the leather, but is still functional. The beds are small and could definitely fit a king in each room. The patio furniture next to the hot tub is pretty old and we didnt want to sit on it, in fear of breaking it. The garage door code is very finicky, we had a lot of issues getting in and out through that. The house does get pretty warm, luckily there were fans in each room to push the air through, even in February!
Overall- good location, but definitely needs some updating!
