Looking for an incredible relaxing vacation? Feel on top of the world after your day skiing, hiking, biking or water sports. Prepare a meal in the state of the art kitchen, soak in the hot tub before dinner, have drinks on the patio with the world at your feet, a movie in the family room and a great night's sleep in the comfy bedrooms. There are 4 large king-sized bedrooms plus a cool bunk room with a den that sleeps an additional 7 to 8. The bunk room is best suited for younger people. Each of the beds has memory foam mattresses for maximum comfort and a great night's sleep Please note, we are RESTRICTED to a MAXIMUM OF 12 GUESTS by local ordnance

Under 90 minutes from Denver International Airport. Skiing at Copper Mountain – the friendly, locals resort is about a 15 minutes drive. Park in the free Parking and get whisked to the foot of the mountains in no time. Keystone is 20 minutes and Breckenridge is about 25 minutes with Vail just over 30. Just 6 minutes away from the outlets at Silverthorne with all the well known brands, and close to Frisco for festivals, shops and café life style. You are away from it all yet moments away from great activities, restaurants, music festivals and shopping.

Following a change in local ordinance imposed by Silverthorne Town Council in January 2019 we are required to updated the HOUSE RULES.
PLEASE READ THESE IN FULL. Please be aware that by accepting a booking and by renting this house you accept without reservation the all the terms and specifically those in bold towards the bottom.
- WEDDINGS, EVENTS, PARTIES AND CORPORATE EVENTS are ALLOWED BUT ONLY WITH PRIOR AGREEMENT WITH THE OWNERS AND WITH PRIOR PAYMENT OF ADDITIONAL COSTS (SEE BELOW)
1) This house is restricted to a MAXIMUM OF 12 RESIDENTIAL GUESTS by Silverthorne Town Ordinance. Please do not book if you are looking to exceed this limit;
2) EXCEPT for an Event that has been agreed with the owner and additional fees have paid: - Only those guests listed in the reservation are allowed within the house; - The house is not to be used as a general gathering place for people not on the reservation (e.g. for dinners, parties, drinks events etc.);
3) There is a maximum parking for 4 vehicles at the property;
4) On-street parking is not allowed (there is local off street parking away from the house);
5) ATVs, trailers and RVs are not to be parked on the property at any time;
6) All guests must follow the Good Neighbor Guidelines (see posted separately), but importantly: - Avoid excessive noise and loud music in the evenings and when outside, specifically when in the hot-tub; - Please keep noise in the hot-tub low after 6pm and no hot-tub use after 9pm. - The community has a quiet period between 9pm and 7am;
7) This house is NOT to be used by PARTIES LOOKING FOR A PARTY HOUSE;
8) No glassware in the hot tub, we provide plastic glassware for the hot tub area;
9) No outdoor shoes in the house;
10) No smoking inside the house, guests agree to pay $1000 on request via VRBO if there is any evidence of smoking;
11) Guests are only allowed to sleep in designated bed spaces;
12) No Pets please as some guests have allergies. Extra cleaning charges will be applied if necessary, FOR PETS, the additional charge is $1,000 extra above other regular cleaning costs to deep clean the house and carpets. This fee to be paid on request via VRBO.
WEDDINGS, PARTIES, EVENTS OR CORPORATE ACTIVITIES (collectively "Events")
Modest Events are allowed BUT only with PRIOR AGREEMENT and for ADDITIONAL COSTS as detailed below:
- We can hold up to a MAXIMUM of 30 people including all guests and helpers (e.g. caters). This normally tops out at about 25 guests;
- Event prices for 2025
during the low season which is April 21 to May 15 and after Labor Day to 14 Dec are subject to a minimum fee of $6,000 for weekdays (starting Sunday to Wednesday) and $6,750 for weekends (starting Thursday to Saturday).
during the high season which is May 16 to Labor Day and from 14 Dec are subject to a minimum free of $6,350 and $7,500 respectively for weekday or weekends.
- This MINIMUM fee provides a 3 day rental and just one of those 3 days is a designated Event day (3 days in total).
- NOTE, in addition rental fee there is a $600 cleaning fee
- All rental fees are subject to VRBO fees of about 12.7% and Lodging taxes of about 17.2%
- Over statutory HOLIDAYS, there is a price premium and the minimum booking duration may exceed 3 days. In all cases, please contact me for a quote.
- Wedding or Event bookings over 3 days are subject to the standard published rate for each additional day;
- Additional event days (e.g., multi-day corporate events or rehearsal dinners) are charged at $750 per additional day IN ADDITION to the published rates for those days;
- The first $3,000 of any event booking is a NON-REFUNDABLE booking deposit which is payable on booking. The additional amounts are payable per the VRBO policy;
- An additional refundable $2,500 damage deposit is payable 7 days prior to the event. Any damages will be first deducted from this deposit, but hopefully that is not necessary;
- The standard cleaning fee will be included in the quoted price and cleaning is completed at the end of a stay. If requested buy a guest, additional cleaning can be provided, at cost to the guest, during a stay;
- If guests want to move furniture in the house for a wedding or event, they can do with prior permission of the owners and any damages will be charged at replacement cost;
- Events need to adhere to all house rules, in particular in respect to parking (which is restricted on site to 4 vehicles);
- Events are restricted to the first floor only. Events are not allowed on the lower floor or the 2nd floor areas. During events, guests can not use the hot tub or surrounding areas;
- If a guest holds an Event of any nature without prior written permission from the owners or without paying the appropriate fees detailed above, then they agree to leave the property immediately and without conflict and to pay, via VRBO, a further $5,000 immediately without any debate or negotiation.
PLEASE ALSO NOTE:
Silverthorne Town Council requires us to employ a Responsible Agent to oversee the property. If the Responsible Agent is called out and there is a genuine, non-trivial problem, then the Town of Silverthorne can impose severe penalties on the owners. So please avoid this.
IN RENTING THIS HOUSE YOU AGREE THAT THE HOSTS MAY AT THEIR FULL DISCRETION CHARGE YOU UP TO $2,500 IF THERE IS A FORMAL NON-TRIVIAL ISSUE OR COMPLAINT FROM ANY LOCAL RESIDENT; FROM THE LOCAL POLICE OR; FROM THE AMR RESIDENT'S ASSOCIATION WHICH RELATES TO YOUR STAY, WHETHER THIS ISSUE OR COMPLAINT IS MANAGED BY THE RESPONSIBLE AGENT AT THE TIME OR NOT. YOU AGREE THAT THIS AMOUNT CAN BE AUTOMATICALLY CHARGED TO YOU VIA VRBO AND THAT THIS AMOUNT IS DIFFERENT TO AND IN ADDITION TO THE DEPOSIT YOU PAY TO COVER DAMAGES. IF THERE IS A CHARGE YOU AGREE THAT YOU WILL MAKE IMMEDIATE PAYMENT TO THE HOST IF REQUESTED BY THE HOST WITHOUT ANY DEBATE OR NEGOTIATION.
In cases where a guest's behavior is beyond that seemed acceptable, then guests may be asked to leave immediately with no refund provided.

The host requires you complete the following before checking out:
Check-out is 10am unless agreed otherwise in advance. I'm flexible where I can be, but expect the cleaners to turn up at 10am ready to go. They need to be done by 4pm and cleaning takes up to 6 hours
The great news is that there is nothing to do on check-out, the cleaners will take care of it all. Consider logging out of services such as Netflix and please lock all the doors and windows.
However, be respectful of the cleaners. Sure, I know you have paid for the clean already, but don't leave it in a complete mess, if you do consider leaving a tip.
Failure to complete these may result in a negative review from the host.
