Sleeps 10 across 3 bedrooms, two spacious living areas, a full kitchen, and beach supplies packed and ready to go.


The Southwind is a fully renovated single-story retreat designed for families and groups who want space, comfort, and a home base that actually delivers. The layout is open and intuitive — everything on one level with no stairs, easy flow between the kitchen, two living areas, dining room, and direct access to the screened pool enclosure out back. With 3 bedrooms, a queen sofa bed, two full bathrooms, a fully stocked kitchen, and a backyard built for full days outside, The Southwind comfortably sleeps 10 and keeps everyone together without feeling crowded.

MASTER BEDROOM: King bed, 2x dressers, walk-in closet smart tv, ensuite master bathroom with shower (Sleeps 2).
MASTER BATHROOM: Shower, single vanity, toilet.
GUEST BEDROOM 1: 2x Queen beds, dresser, closet, 2nd dresser in closet (Sleeps 4).
GUEST BEDROOM 2: Queen bed, dresser, closet, pack n play (Sleeps 2).
GUEST BATHROOM: Full bathroom with shower/tub combo.
BACKYARD: Fully fenced, screened back and side yard, 40ft x 8ft lap pool (4ft deep), propane grill, 2x chaise lounges, umbrellas, outdoor dining table set, and outdoor sectional.
LAUNDRY ROOM: Washer and dryer located in the garage for our guests.
GARAGE: Beach supplies including, 7x beach chairs, beach cart, umbrella, cooler, boogie board, 2x foam surf boards, two bicycles. Washer and dryer located in the garage.
PARKING: Fit 5 vehicles in the driveway and can easily fit trailers and RVs.
PUBLIC BOAT RAMP: The Lighthouse Park Boat Ramp — with trailer parking — is just a 5-minute drive. The driveway also accommodates a boat trailer, making it easy to bring your boat and access the Intracoastal Waterway directly.

St. Augustine Beach pier and public beach access are a 3-minute drive. A1A Beach Boulevard runs parallel to the coast and is lined with casual dining, coffee shops, and local favorites including Sunset Grille, Salt Life Food Shack, Crabby's Beachside, and the Beachcomber Restaurant — all within minutes of the front door. Publix on A1A Beach Boulevard handles grocery runs quickly and easily.

Historic Downtown St. Augustine is 5 minutes away — St. George Street, the Castillo de San Marcos, waterfront dining, and nightlife are all within easy reach without having to fight traffic to get home.

The St. Augustine Alligator Farm, the St. Augustine Lighthouse and Maritime Museum, and the St. Augustine Amphitheater are all just minutes away — three of the area's most iconic attractions in one easy cluster. The Amphitheater is just 1 mile from the front door, which is an easy walk from the home!

The Lighthouse Park Boat Ramp — with trailer parking — is a 5-minute drive with direct Intracoastal Waterway access. The driveway accommodates a boat trailer for guests bringing their own.
Anastasia State Park — Just minutes from The Southwind, Anastasia State Park offers four miles of pristine Atlantic beach, hiking trails, kayak and paddleboard rentals, and some of the best sunrises on Florida's coast.

The location is one of the strongest in the St. Augustine Beach market. St. Augustine Beach pier is a 3-minute drive. Historic Downtown St. Augustine is 5 minutes away. The St. Augustine Amphitheater is 1 mile from the front door — close enough to walk to a show. The St. Augustine Alligator Farm, one of the area's most iconic attractions, is just minutes away.

Out back, the entire backyard and side yard are enclosed within a full screened structure — a 40-foot lap pool, outdoor dining, propane grill, chaise lounges, and a wicker couch, all in complete privacy. No neighbors looking in, no insects, no interruptions. The screened enclosure functions as a true outdoor room year-round, making The Southwind a property that delivers whether guests are here for the beach, a concert, a family reunion, or simply a week of doing nothing at all.


Pool Safety: Please use caution when swimming in the pool. The lap pool is 40 feet long, 8 feet wide, and 4 feet deep throughout — no diving. Children must be under adult supervision at all times in and around the pool area.

Occupancy: Maximum 10 guests on the property at any time. This limit applies indoors and outdoors at all times during your stay.

Pet Policy: No pets are permitted on the property.

No Smoking, Vaping, or Illegal Substances: Smoking, vaping, and the use of illegal substances are strictly prohibited inside the home and on the property. Evidence of smoking, vaping, or illegal substance use will result in a $300 fee charged to the guest.

No Parties or Events: The Southwind is a residential property in a quiet neighborhood. Parties and events of any kind are not permitted at any time. A $500 fee will be charged if a party or event occurs on the property.

Noise Ordinance: St. Johns County enforces a noise ordinance beginning at 10:00 PM every night. Please keep noise levels down after 10:00 PM — indoors and outdoors, including the pool area.

Beach & Garage Supplies: Beach supplies are provided as a courtesy. Please return all items — chairs, cooler, beach cart, boogie board, surfboards, and bicycles — to the garage at the end of your stay in the same condition they were provided. Please clean all beach supplies with the water hose in front of the home to remove sand prior to bringing inside.

Damages & Breakages: Accidents happen. Please report any damages or breakages in a timely manner so we can address them promptly. We appreciate your honesty and will always handle these situations with fairness.

Fireplace: The indoor fireplace is off limits to guests. For your safety, please do not use it during your stay.
