HERE’S INFO ABOUT OUR PROPERTY: This charming 2-bedroom home is beautifully decorated and offers many great amenities including stylish furnishings and appliances (stove, dishwasher, refrigerator, microwave, washer/dryer, etc). Each bedroom features a very nice and comfy queen-size bed with all linens provided. You’ll have a full-size eat-in kitchen, one spacious bathroom, convenient laundry facilities in the unit, a deck/patio just off the kitchen, plus much more! It's located just off the Belt Highway near I-29 and 36 Highway. You’ll love my place because of the coziness, the cleanliness, the amenities, the quiet street, off-street parking, etc.

I provide amazing amenities like wonderful decor, complimentary high-speed Wifi, hair dryer, cooking utensils, shampoo, soap, laundry detergent, iron & ironing board, coffee and coffee maker, washer & dryer, dishwasher, smart TVs, cell phone charging stations, and so much more! All of our properties are very close to restaurants, shopping, grocery stores, and more. In addition, our properties are located near Mosaic Life Care hospital and Missouri Western State University. You can also enjoy music, news, weather, and tons of information with the Amazon Echo (Alexa)! There's one in each room! She's installed and ready to serve you!

Our properties are located in very safe and secure neighborhoods. All are in the “newer” part of town, east of the Belt Highway. To give you added security and peace of mind, all of our properties are equipped with a user-friendly security alarm system which you control from a key fob that we provide to you upon check-in. In addition, outdoor video surveillance provides you with the extra comfort of safety and security (video surveillance is on the OUTSIDE of the property ONLY). You’ll rest well at one of our properties!

WHAT ABOUT PETS? Unfortunately, we do not accept pets in or on this property. We LOVE animals, however, in order to be fair and consistent from guest to guest, we've had to adopt a "no pets" policy. In addition to the possibility of a pet soiling the carpet or causing some damage, pets can leave a dander behind that future guests may be allergic to. Because we want ALL of our guests to enjoy a clean, non-allergenic environment, this is another reason we don't allow pets in our properties. Additionally, the City of St Joseph has strict regulations regarding barking dogs and the disturbance they may create for the neighborhood… this is another reason we do not accept pets. ABOUT YOUR HOST: I’ve been welcoming travelers into my properties for the last 17 years! As a host, I enjoy meeting new people! I love hosting visitors to St. Joseph and will do everything I can to make sure your stay is comfortable and enjoyable! Because I am a "clean freak" myself, I am very particular about the cleanliness of my places. We do all of the cleaning ourselves (after all, no one can do it to meet my high standards!).

I'M LOOKING FORWARD TO MEETING YOU! Upon your arrival, I WILL MEET YOU at the property to program your own unique custom access code, show you how to operate the security alarm system, and get you checked-in. Additionally, at that time, you'll sign a check-in form stating that you're familiar with the house rules and to confirm your check-out date. You MUST show your identification and complete a basic guest registration card for our insurance purposes. Check-In time is anywhere from 3:00pm until 11:00pm. We will attempt to accommodate a check-in prior to 3:00pm if the unit is available and ready. If you plan to arrive after 11:00pm, please let us know at least 24 hours in advance so we can make the necessary arrangements, otherwise a $50 late check-in fee may apply. We are required to meet guests at the property for check-in, verify ID, and show you where the fire extinguisher is located. NOTE: Our properties are not the typical AirBNB, VRBO or HomeAway short-term rental. Most of our reservations come through our own website. So, if you are booking this property through one of the third-party platforms, please understand that our check-in process may be a little different (as explained in this listing) from what you might be used to. IMPORTANT THINGS TO NOTE (MAKE SURE YOU READ THIS PRIOR TO BOOKING THIS PROPERTY):
-+- Third-party reservations are NOT allowed. In other words, you cannot reserve this property for another person(s) if you are not actually traveling and staying at the property yourself. The reservation MUST be in the name of the person who is actually checking in and staying at the property. If you reserve this property through another platform (like AirBNB, VRBO, Expedia, HomeAway, etc), refunds will no longer be offered in the event you make a third-party reservation.
-+- This property is suitable for no more than four guests (including children/infants).
-+- In order to maintain compliance with our insurance carrier and keep our properties in tip-top shape and the furnishings looking new, overnight sleeping is NOT allowed on the sofa and air mattresses are not permitted (our insurance carrier mandates that only bedrooms may be used for overnight sleeping).
-+- Our properties are not designed to host parties, reunions, or social functions for people who are not actually registered guests staying at the property. ONLY registered guests should be occupying at ANY time and using the property. Thank you for understanding!
-+- Absolutely NO drugs or illegal substances in the state of Missouri may be brought into our property.
-+- Due to our insurance regulations, we can only check in the guest whose name is on the reservation. We cannot check in or turn possession of the place over to ANYONE other than the person who actually made the reservation. The person whose name is on the reservation MUST stay at the property. The reservation must accurately reflect the number of guests staying at the property including children/infants. Thank you!
-+- We provide consumable items (shampoo, soap, laundry detergent, dishwasher detergent, coffee, etc) for up to the first 7 days of each reservation. For long-term stays, housekeeping services are available for an additional cost.
-+- If you are booking a "same day" reservation (checking in on the same day that you made the reservation), please understand that it may take up to an hour to prepare the property for your arrival from the time you make the reservation.
-+- If you book this reservation through any platform other than our own website, you agree to accept communication regarding your reservation sent directly to your cell phone (text messages and phone calls) as opposed to the third-party platform’s app, website or proprietary email address. You understand that our reservation system will communicate directly with you regarding your reservation, arrival and check-in plans, questions during your stay, and post-stay feedback.
-+- If you are booking this property through AirBNB, VRBO, Expedia, HomeAway, or any website other than our direct-booking website, you are responsible to be familiar with our House Rules, check-in process, security systems, and everything explained in the listing description PRIOR TO COMPLETING THE RESERVATION. If you book this property through one of these third-party websites, and fail to read the description of this property and understand our House Rules, check-in process, prohibition of third-party bookings, etc., and subsequently you want to cancel the reservation, unfortunately we will no longer offer a refund other than what is outlined in our standard cancellation policy. We appreciate your cooperation and understanding!
-+- If you disable, or attempt to disable or impair, any smoke detectors, smoking detectors, video security, security systems, WiFi, or any other device intended to secure the property and protect the property owner, the reservation will be immediately canceled and no refunds will be given.
-+- You understand that the violation of any policies or house rules may, at the sole discretion of the property owner, result in the immediate cancellation of the reservation and guest shall forfeit any and all payments and/or deposits paid and/or due to Sandy Investment Properties LLC (St Joseph Lodging), AirBNB, VRBO, HomeAway, Expedia, or any other entity in receipt of the reservation payment.
-+- You expressly agree to pay for any repairs, property damage, smoking penalties, additional cleaning and/or odor removal that may result from violation of these policies, neglect, disrespect or otherwise. You also agree to pay for any expense we may incur in the collection of these fee (legal fees, collection agency costs, etc).

Furthermore, I agree and understand that any violation of this policy will result in a $350 additional charge and immediate cancellation of my reservation. I understand that industry-accepted smoking sensors may be installe
