The Space:
Allow this large and comfortable vacation property to serve as the perfect home base for your adventure in northern Virginia. Whether you're here for work or vacation, there's plenty to love!

You'll enter the front door into the inviting living room, punctuated by a plush sofa and two comfortable side chairs. A large Smart HDTV with Roku promises hours of entertainment. With neutral furnishings, natural light streaming through a bay window and plenty of homey touches, you'll find yourself relaxing into this cozy nest.

A modern, sleek kitchen greets the family chef with stainless steel appliances and plenty of counter space, with black quartz counters and contrasting white cabinets. The spacious adjacent dining area comfortably accommodates a stylish table for 6.

The daylight basement has been transformed into an elegant and private master suite, with carpeted floors, king bed, modern decor, and a flat-screen HDTV. The large sitting area with sleep sofa enables you to steal a few moments alone, with your book, your device or just your thoughts. The space is large enough for your yoga or meditation practice. A private bath with tub/shower is attached. Access to the private rear yard is through a sliding glass door.

On the top level are two additional bedrooms, one with a king bed and the other with a queen bed. These two bedrooms share a full hall bath.

Because pets are part of the family, too, yours are welcome here and will even have a modest privacy fenced yard to play in! Other amenities include keyless entry.

Important Things to Note Regarding Pets:

Pet fee for stays between 7-30 nights: $350
Pet fee for stays 30+ nights: $350 per month

If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. If requested less than 24 hours in advance, a $25 surcharge fee is applied.

All guests must sign our rental agreement as mandated by Virginia Law.

Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.

If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

🔹The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival.
🔹An accurate guest count must be provided
🔹No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹Quiet time is from 10pm - 8am
🔹No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹The property must be locked and secured when guests are not in it.

Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Pool:
If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean.
Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.

If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.

If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.

Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Starter Supplies:
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

IMPORTANT NOTE: CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (10pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm, but instead detects noise over a pre-set decibel.

We stayed in this property for 3 weeks while waiting to close on our new house. The house was very clean. the beds were comfortable. The neighborhood felt safe and there were lots of places to walk. The hosts were easy to contact and responsive any time we had a question. The location is great, easy access to head into D.C. or out west in to Northern VA to visit the wineries.

Overall experience and expectations
The residence was clean, sanitary and met our needs while visiting the local area. The beds were comfortable and the linens fresh and properly provided for our 10 day stay. The first day was difficult as our arrival flight was 8:00 hours prior to check in and the luggage situation made the first day dreadful as the midsize rental vehicle was cramped with four adult passengers and nowhere to go until the luggage was unloaded. I understand the property was being prepared during this time but find it hard to believe the management host couldn’t accommodate our request to simply drop off the luggage prior to our scheduled check in time. Missing from the properties was a guide or concierge guidebook with recommendations for guests unfamiliar with the local area, such as attraction locations, landmarks, historical sights, points of interest, etc.. I would like to make some suggestions and ideas for future guests that were available during our stay. Examples: Transportation Metro Train (Loudoun Station) silver line service located within a few miles was a fantastic way we were able to us daily during our stay visiting DC daily. Metro in DC Red line Green line Silver line Yellow line Blue line Restaurants Many delicious places to enjoy a meal and the atmosphere that were unknown to us as visitors and took time to find! Places like The Bungalow Like House (Delicious and fun) The Silver Diner - an incredible experience with delicious food. Joe’s Cafe - a local favorite just to name a few Old Ebbitts grill in DC The Hamilton Historic Locations Old Virginia - Established in 1749 Old Town Alexandria is one of the original settlements of the city of Alexandria, Virginia, and is located just minutes from Washington, D.C.[1] Old Town is situated in the eastern and southeastern area of Alexandria along the Potomac River. Old Town is laid out on a grid plan of substantially square blocks and a must see for visitors Washington DC - a must The White House Memorials Smithsonian- many House of Congress and so much more
