Each river front tent comes fully loaded with casper mattress, solar panels and hand made bed. Guest at the tents have access to a bath house, shared fire pit and sauna.

Outdoor Cooking Space:
Cooking happens outside on two burners and the flat top griddle.
The outdoor kitchen is fully equipped with a liquor bar with a bottle of wine and pasta for your first night.

THERE WILL BE A WAIVER TO SIGN UPON RESERVATION CONFIRMATION.
THIS WAIVER IS NON NEGOTIABLE AND FAILURE TO SIGN CAN RESULT IN CANCELATION.
1. INVITEES /RENTERS – Only guest that are stated in the confirmed reservation may be on the property. There will be no other INVITEES on the land, RENTER is responsible for any INVITEES that come on the land. There will be a fee per unallowed INVITEE and RENTER may be asked to leave without refund. We allow a total of 2 overnight guests for the stated lodging fee per house . This also applies to pets: NO PETS ARE ALLOWED on the property. If, after check-in, it is determined that RENTER has brought a pet or pets without prior notification, RENTER will be charged a pet fee and depending on the circumstances, RENTER may be asked to leave and will be charged the full rental fee without refund or discount.
2. DANGEROUS CONDITIONS / ASSUMPTION OF RISK – RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, that the owner of the ranch shall under no circumstances be responsible or liable for any accidents, injuries, medical conditions, illnesses or death that may occur on or be caused as a result of: (a) any activity undertaken at the ranch and in the river by RENTER and all INVITEES, (b) any dangerous or hazardous conditions existing at the property (including from the river; riverfront; sliding or loose rocks; domestic or wild animals; steep trails; rough and uneven terrain; rockslides; insects; vegetation causing allergic reactions (such as poison oak); fire and smoke danger; steep and unpaved driveways, etc.), or (c) ingress to or egress from the property (including steep and unpaved roads, animals, etc.). Rather, RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, that RENTER and INVITEES assume the risk for all the above mentioned activities and conditions. RENTER agrees to hold harmless and to indemnify the owner of the ranch from any and all claims, demands, liabilities, lawsuits, made or filed by RENTER and/or any INVITEE of RENTER, whether said INVITEE is part of the GUEST PARTY or otherwise.
3. PERSONAL PROPERTY – RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, that the owner of the ranch shall not be responsible for the loss of personal belongings or valuables of RENTER or any INVITEE. Rather, RENTER agrees to assume all such risk of loss. RENTER agrees to hold harmless and to indemnify the owner of the ranch from any and all claims, demands, liabilities, lawsuits, made or filed by RENTER and/or any INVITEE of RENTER, whether said INVITEE is part of the GUEST PARTY or otherwise.
4. RANCH PROPERTY – RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES (a) not to deface, injure or destroy any part of the natural environment the property (including all trees, rocks and other natural conditions), and (b) not to take, deface, injure or destroy any part of the physical property of the ranch – this includes not forcing open or climbing over the electronic front gate at the entrance to ranch. PLEASE NOTIFY US IF SOMETHING BREAKS (WE UNDERSTAND THAT ACCIDENTS DO HAPPEN, JUST KNOW WE WILL BE TRULY APPRECIATIVE IF YOU FOREWARN US OF ANY BROKEN OR DAMAGED PROPERTY INSTEAD OF US DISCOVERING IT ON OUR OWN AND GOING THROUGH THE UNPLEASANT TASK OF FILING AN INSURANCE CLAIM AND HAVING TO FOLLOW UP WITH YOU AFTER YOUR STAY - THIS INCLUDES ACCIDENTS BY PETS WHICH ARE MUCH EASIER FOR US TO CLEAN IF WE ADDRESS THEM ASAP INSTEAD OF LATER). RENTER agrees to reimburse the owner of the ranch for any and all losses and/or costs of repair for any such breaches by RENTER or any INVITEE. The ranch has a fragile septic system. Kindly do not flush any feminine products in the toilet. Guests will be responsible for damages that occur during their stay. If there are any plumbing issues or if drainage stops, please turn off water immediately and contact property owner, Kenneth Willardt, 917.325.3572 .
5. NO SMOKING INSIDE OR WHERE HAZARDOUS – RENTER and INVITEES shall at no time smoke inside the house. RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, to reimburse the owner of the ranch for any and all losses; costs of repair; and/or fines and reimbursable costs charged by any governmental agency or department as a result of any smoking activity, for any damage by RENTER or any INVITEE caused by fire, smoke or ash.
6. NO FIRES (this includes candles and mosquito coils) – RENTER and INVITEES shall at no time start a fire in any location. This is vitally important, given the fire danger present throughout the ranch and the Three Rivers area generally. RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, to reimburse the owner of the ranch for any and all losses; costs of repair; and/or fines and reimbursable costs charged by any governmental agency or department as a result of any fire activity, for any damage by RENTER or any INVITEE caused by fire, smoke or ash. *The ONE EXCEPTION to this rule is that we have gas-burning metal pits that guests are permitted to use year-round.
7. NO FIREWORKS – RENTER and INVITEES shall neither bring, nor ignite or launch, any fireworks, given the fire danger present throughout the ranch and the Three Rivers area generally. RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, to reimburse the owner of the ranch for any and all losses; costs of repair; and/or fines and reimbursable costs charged by any governmental agency or department, for any damage by RENTER or any INVITEE caused by any fireworks or firework activity.
8. HOUSEKEEPING – There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included.
9. WATER AND SEPTIC – The ranch is on a well and septic systems. The mineral content in the water is high. During a drought the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time.
10. FURNITURE AND DÉCOR – please do not rearrange furniture or furnishings in any OOD House. RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, to reimburse the owner of the ranch for any damaged items.
11. RANCH ANIMALS – please do not harass any of the wild animals on the land. We ask that you treat all animals on the land with the same respect as your pets at home.

Please be mindful of data consumption as other guest will be using it as well.
13. All guests should drive all the way down the driveway, passed the containers the road will fork, stay to the right. First house will be A, Second house will be B, Third house will be C, Fourth house will be D. Please try to park as close as possible to your designated OOD house – Please respect the privacy of other guest.
14. When entering the ranch, please use the code given to you on page 3 (directions) – Please do not climb over gate, it is very sensitive, it can easilty break – it is very sensitive and can easily break. The gate automatically opens when guests exit in a car. In the event that a guest is exiting with a bike or on foot, please ask Kenneth to open the gate for you manually. *During weddings and events, the front gate will be left open during your entire stay so guests will have access.
15. During weddings and events, please explain to your guests that they are not to use the restrooms inside the OOD House and instead must use the portable restrooms you have rented. *This is very important and will help us all to avoid any septic/plumbing problems- we have a fragile septic system and overuse can create problems!
16. NOISE/MUSIC-CURFEW – In order to respect the wilderness area surrounding Paradise Ranch, to ensure compliance with Tulare County’s environmental and other regulations, and to ensure neighbors are not disturbed, no amplified music is permitted other than for pre-approved weekend “events” and at such “events” there is a strict 10 pm amplified music curfew. During events, the ranch staff will monitor noise levels to ensure compliance with a 60 decibel maximum limit at our property line. For all renters -including events and non-events- all daytime music must be kept to a minimum volume with ABSOLUTELY NO reverberating bass coming from the speakers. Furthermore, no sub-woofers are allowed at the ranch. Non-event renters are not permitted to have a p.a. system nor bring large speakers. Only small speaker systems, no larger than the size of a shoebox, will be allowed. RENTER agrees on RENTER’S behalf and also on behalf of all INVITEES, to reimburse the owner of the ranch for any and all losses; and/or fines and reimbursable costs charged by any governmental agency or department that jeopardizes the ranch’s Special Use Permit by RENTER or any INVITEE caused by music or sound.
