When the snow's in, you can ski out from the neighborhood, and a free shuttle loops the area to the lifts and The Village at Northstar — outdoor ice rink, shops and restaurants around the plaza, and the Big Springs Express Gondola running up the mountain. Come summer the same terrain becomes a lift-served bike park and a web of hiking trails, and guests have access to the Northstar Property Owners Association Recreation Center for pools, hot tubs, saunas, a fitness center, and seasonal tennis. Best of all, you're sitting almost exactly between Historic Downtown Truckee and the north shore of Lake Tahoe — fifteen minutes either way to brick-front main streets and independent shops, or to Kings Beach and a day on the sand.

Each home is provided with 2 guest passes which allow exclusive access to the Northstar Resort Community (a nominal charge may apply for some activities). This entails very easy access to the slopes (free shuttle available throughout the neighborhood), as well as, other amenities provided through Northstar Property Owners Association (pool, spa, tennis, fitness center).

Home Truths:
- We allow service animals at this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Please note the home is ski-in/ski-out, only when snow conditions allow.
- Please note that all outdoor furniture and amenities, including grills, are seasonal and available from Memorial Day through Labor Day.
- Due to extreme wildfire risk, any type of outdoor wood burning fireplaces, fire pits, or charcoal grills are strictly prohibited. Violations will result in fines starting at $5,000 per Lake Tahoe short term rental regulations.
- This home does not have AC.
- This home has a max overnight occupancy of 6 guests and a max daytime occupancy of 9 guests.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- Unauthorized parking at the Rec Center is strictly prohibited. Guests are only allowed to park while using the facilities. Any vehicle found parked all day will be subject to a fine of over $500.
- Please note: Access to the NPOA Recreation Center requires a separate fee of $10 per person, per day, and is not included with your reservation.

Parking Details:
- Two rearview-mirror “Guest” parking permits will be provided in the home. These permits are current for the season and must be displayed in your vehicle at all times to avoid any parking tickets.

- Passes need to be returned to the designated area upon departure. Lost permits are subject to a $150 replacement fee.

- No vehicle exceeding 22 feet in length may be parked or stored on the property. The parking of trucks with a capacity of over one ton, trailers of any kind, campers including recreational vehicles, buses, boats or boat trailers, motorbikes, ski mobiles, or golf carts are prohibited.

- During the winter months, the parking area and common area walkways are maintained by a snow plow service.

- No street parking allowed.

- Vehicles without valid permits may be redirected to public parking, cited, or towed. A vehicle receiving a second citation will be scheduled for towing.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
