"Lobby was noticeable, got greeted, gave us our card, very nice gentleman. Showed us where breakfast was, our room, schedules. Room was beautiful 😍 clean, bathroom was clean, the shower water slowly gets hot but can't make it cold but its okay i dont mind a hot shower. So convenient being beach front, walked all over newport was nice to get back to our room and rest. Morning breakfast was small but i liked their coffee, muffins and orange juice 😋 will definitely stay again and recommend."

"Very clean room. Very comfortable bed. Didn't visit the rest of the hotel. Rey friendly and professional staff. My review is only 3 stars because I had only two tea bags for 3 mornings. I couldn’t get a coffee pod into the machine-probably my error. No snacks in the refrigerator. Also, I had a problem with parking. I was told there was no charge to self park my car and then was charged $67 a night. Also, the mandatory $50 a day fee to use hotel pool, gym, etc. is unreasonable for folks who don’t use those areas. This visit was a 70th birthday gift so I could dine with friends a few times in Fashion Island. So although I’m grateful for the experience, I think the hotel is over priced for what one gets. "

"Beautiful little villa that worked great for 3 adults. Clean, cozy, beautifully decorated, and fun gift baskets upon arrival. Colleen was a great host and easy to communicate with. Walking distance to the beach, restaurants and coffee shops. We loved the balcony area for morning coffee and an evening BBQ/dinners. Such a beautiful location and we look forward to staying here again next time we are in the area!! "

"I book thru VRBO and it was easy To do but to do check in it was a hassle having to go to the office and given different instructions! I have nothing bad to say about the location and stay, we when on a family trip and my kiddos enjoy having the beach front gateway has no words!!!"

"We enjoyed our stay at this clean and nicely decorated house. It had all the comforts of home with all the kitchen appliances, pots, pans and utensils you need. A very comfortable bed/bedroom and daybed. One bathroom had a shower and the other bathroom a shower head and a bathtub which I always indulge in a good hot bath after a busy day walking around. We especially enjoyed the privacy of the enclosed courtyard with a table and chairs where reading and drinking a glass of wine by the outdoor fireplace was relaxing. This home is within walking distance (just a block or so away) from the cute and quaint little town with souvenir shops, clothing boutiques, restaurants, delicious ice cream and frozen bananas on a stick, a museum and a grocery store to name a few of the variety of places to go. We loved that some of the shops were open until at least 7:30 pm not to mention the restaurants that were open late. I often walked to town by myself at night and felt totally safe and secure.We enjoyed walking around the beautiful, calming and serene neighborhood that went around the bay and a quick and easy walk to the ferry where we caught a short ride to the Fun Zone and enjoyed ourselves there before catching the ferry back. This was our first trip to Balboa Island and our first stay at this lovely home but hopefully not our last! We will be back and will recommend it to family and friends."

"Perfect for our girls weekend with 6 people. Great location for walking and enjoying the view from the big picture window. We were out and about all day, and really just slept here, and hung out in the morning and evenings a bit. Small kitchen, but served our needs for breakfast in. Walking to shops and Resturant's was easy. Super small parking spot, for one car- we were worried about finding street parking but were lucky to find spots easily every day! (Maybe harder other times if the year?) Comfortable beds, nice showers. "
