Windermere house with Lake View, 3 bed 3 bath, dog friendly with ample parking
Our immaculately presented spacious 3 bed, 3 bath house last refurbished in January 2024 and is located in Bowness-on-Windermere in the heart of English Lake District. This lovely house is ideal for families and friends wishing to explore this stunning area within the Lake District National Park, which in 2017 became a UNESCO World Heritage Site. It is has been designed as an upside down house to make the most of the beautiful Lake Windermere and Langdale Pikes mountain view, which can be seen from the lounge and kitchen.
Please Note: Weekly stays our changeover day is a Friday so your week will require a Friday date. For 3 nights short breaks we can offer a Friday or Monday start date. Should you choose different days to start your holiday we may need to amend the dates of your stay if you are flexible.
The location is superb, being just five minutes walk from the village of Bowness-on- Windermere, with its excellent shops and eateries, whilst also having the lake shore on your door step.
The house offers 3 ground floor bedrooms all with en-suite facilities. The master king size room has a huge master bathroom with corner bath & double walk in shower. There is also a further king size bedroom with a shower room and a nice double bedroom also with its own bathroom. A travel cot is also available (you will require your own bedding).
Upstairs there is a spacious and stylish living space where in the large lounge you can enjoy the Lake view. There is a large corner sofa and additional armchair to relax on, a SMART TV, so you can steam all the usual subscription services. and many toys, books and board games for you to enjoy. There is a small office set up with large desk & office chair to use if you are unlucky enough to have to a little bit of work!! The separate stylish dining room with its beautiful wooden floor comfortably seats 6 with a high chair for the little one.
The kitchen is very well-equipped with everything you will need to enjoy home cooked meals, and the breakfast bar makes it a nice sociable space.
After a full day exploring the area if you fancy an al fresco dinner/lunch or just some drinks; outside there is a large enclosed patio with table & chairs, parasol and BBQ. Or stroll to one of the restaurants by the lakeside, all on your doorstep.
Despite our central location we have plenty of guest parking within our grounds with room for 3 cars.
The superb location of this charming Windermere cottage makes it perfect as a convenient base with easy access to the amenities in both Bowness-on-Windermere or Windermere village itself, including excellent restaurants available in both.
Bowness-on-Windermere has a beautiful lakeside front where you can enjoy a cruise up the lake to ever-popular Ambleside, or down to Lakeside to explore the Aquarium of the Lake or embark on the Haverthwaite & Lakeside Steam railway. With so much to do in the area and such welcoming accommodation to return to, this perfect Windermere cottage is superb at any time of the year.
Please note the house can only accommodate 6 people plus baby maximum. We have 1 travel cot and high chair available. We have free fibre Wi-Fi, bed linen and 1 bath & hand towel pp, and bath mats. We also provide dishwasher tablets, washing up liquid, tea towels and starter toilet rolls etc.
We welcome a well behaved dog (no other pets are accepted) but ask they are not left in the house unattended, although we are happy for you to bring a pet crate to use. We do not charge for 1 dog. On occasion we may accept a 2nd dog but only if both dogs were small BUT we would need you to contact us (SEND AN ENQUIRY) prior to instant booking to seek permission. If we agreed there would be additional £40 cleaning fee for a 2nd dog. Please note we do live close by and pass the house various times per day so we would not expect any guest to abuse our request.
Our weekly changeover day is a Friday, but we do offer short breaks. Check in is 3pm and check out 10am. We always text guests when the house is ready if earlier than 3pm .to hearing from you.

Great space with 3 beds and 3 bath. Loved the upside down living room and 2 juliette balconies - fab sunset to be ogled from the sofa on our last night.
Myself my family stayed in this fantastic house just at the top of the hill leading into Bowness. It was absolutely spotlessly clean and and all the bedrooms had en-suites which was a real bonus. The beds were extremely comfortable and made for a great nights sleep. The living area upstairs was a real wow factor with views across the lake and plenty of seating and relaxing furniture after a day out walking. We had a truly wonderful holiday and would definitely stay there again. It’s was perfect.
No complaints, lovely house, ideal position and every thing we needed.

Lovely house, great location!
We had a great time here. The house was perfect, it had everything we needed and more. Very comfortable and a great location at the heart of Bowness. To top it off we had 4 days of stellar weather!
Fantastic location, lovely house that is well equipped, the only slight issue was the mattress in the small double was uncomfortable and the pillows in the master bedroom need replacing,that being said we would not hesitate to return

It was easy to rent but there were several things that could be improved on. The showers were not good, bbq was unusable plus etc
It was rather nice after I sorted out how to get in, the kitchen floor needs seeing to it is almost falling through. The beds have seen better days and were not what I would expect from a property with that letting value. I also object to being told to strip beds etc. especially after paying a £140 extra fees (we always strip the beds on leaving) but we enjoyed the stay.

Almost perfect for us
We had a wonderful week in the property. The house was equipped with everything we needed. All of the living accommodation was located on the ground floor with good size lounge, dining area and kitchen. All of the ground floor bedrooms are en suite and there's also a toilet on the upper floor. We were disappointed with the size of one of the double bedrooms. It contained a double bed but really should be re categorised as a single or perhaps a room for cots. The other two rear double bedrooms were excellent.
The outside area is quite small and limited to a patio area but we found it adequate for us.
The location of the house is about a 10 to 15 minute walk from the lake and retail areas.
All in all we loved the week we had there and wished we'd booked for two. The communication we had from the owner/manager was excellent.
We had a wonderful stay at Georgie’s property. She was SO attentive and answered all of my questions very quickly (and I felt horrible because she had answered them all before I asked by leaving important notes around the house!) Windermere and surrounding areas are truly the heart and soul of England. We loved being in easy walking distance to coffee, breakfast, and shops. Our kids are old enough that they could go off on their own and my husband and I would enjoy a quiet breakfast each morning.
The house had fresh carpets and everything was so nice and clean with a lovely view of the lake!
Georgie’s description of the property and photos are exactly as described. The only thing I would add that is hard to depict in a photo is that the kitchen is very small and disconnected from the rest of the house. We cooked all of our evening meals in, so it was notable to us. Everything functioned well and we had all the tools we needed to make our meals! And as an added plus we could walk to the grocery store each day! We were traveling from the US so it will be a while before we can come visit your lovely country again, but we hope not TOO long! Thank you so much!!
This was a great and fairly last minute find. The house was clean and felt safe in these strange times. Decent décor and furniture (with the added bonus of Christmas decorations when we stayed). Great location- easy access without a far to Bowness and Windermere. Would definitely stay again

Great Location, Great facilities
This property is perfectly located within 5 minutes of Bowness Town Centre. It is well furnished to a high standard with 3 en-suite bedrooms, on the ground floor, and a kitchen, dining room Lounge and Toilet on the first floor. The kitchen is small but modern and perfectly adequate, and is well equipped with appliances, cutlery and crockery. The House is set out with some thought and there is a natural flow across the living accommodation.
The House was immaculate on arrival, and included a small welcome pack in the kitchen, which enabled us to have a drink etc before venturing out. The house also had a selection of family games, CD's and Dvd's for guests to use,
Do not be put off by the "stark" exterior and Entrance Hall, these belie the quality and cleanliness of the living accommodation in this house. We found it ideal for our 3 generation family (2 grandparents, 2 parents, 2 grandchildren, 2 dogs, and 2 cars!)
I give this a very high recommendation.

Lovely property, well situated, large living room, very warm and comfortable.
Enjoyed staying here very much.
Key safe outside meant no worry about losing key.
House well equipped and warm and cosy as it was a bit cold when we were there.
Could do with some kind of boot room as nowhere to put dirty wet boots and coats or clean them but overall excellent house.

Bliss
The overall ambience and comfort of "Kempton" negated the generally poor weather. It has an excellent location within walking distance of the top end of the Bowness shopping/eating areas, while a bus stop [for Windermere] at the entrance and another [for Bowness] across the road render a car unnecessary for local touring/shopping.
The facilities are more than adequate for a modicum of cooking to maintain body and soul if that is your wont.
All in all a pleasant place to stay.

Great Location
Had a very pleasant stay in this home during the school holidays in May. Great location, all the facilities/attractions of Bowness just a few minutes walk away and not much further to Windermere. Ideal if like me you just want to park the car up for the week and not worry about the lakes traffic! Owner was very responsive and a pleasure to deal with.
