Large refurbished 1920s house near Yarmouth on the Isle of Wight. Sleeps 12 (plus 2 to 4 tinies). Lovely gardens and fields, 10 acres in all. Next to woodland and coastal path. Heated fenced swimming pool (early May to end Oct half term), tennis court, barn with table tennis. Children's swings etc. Large trampoline (without netting). Board games. Baby grand piano. Paddle boards and kayak for local beach. Walking and cycling guide books. Numerous bikes, in numerous sizes. 2 oven Aga. Gas BBQ. Open fire plus wood store. Two high chairs. WiFi. Large TV.
Pool is heated by air sourced heat pump, not to a particular temperature. It will end up roughly at 5 degrees above the prevailing day time ambient temperature, and will drop by around 2 degrees if not covered overnight.
Warnings: Open pond close to house. No microwave. Bee hives at far end of property 200m+ away. TV is accessed through use of projector.
Bedrooms: 2 double rooms. 1 single/twin. 1 further room can be made up as twin or double. Final room has 4 bunk beds. There are 2 spare mattresses for the floor, a cot, and a toddler bed too.
Bathrooms etc: 1 bath/WC; 1 shower/WC; 3 separate WCs
What's included: Plenty of bedding and towels. Beds etc will be made up. Food cupboard basics all there.
Parking: 5 cars easily accommodated
Location: five mins drive or 25 mins walk from Yarmouth ferry terminal (from Lymington, or Waterloo by train). 25 minutes drive from Fishbourne ferry terminal (from Portsmouth). On bus route 7 for island travel.
Activities: lots to do on site or on foot or bike from the house, but within a short drive there are many beaches, fabulous walks, Carisbrooke Castle, Osborne House

Wonderful property in a fabulous location; we loved the extensive gardens and grounds, lots to do and so much space for extended family gathering. The sun came out, so good use was made of the pool! Very helpful and friendly host, happy to communicate on WhatsApp while we were there. We would love to return sometime.
We had a lovely stay at Howecroft over the new year period. Very spacious and well stocked with friendly helpful hosts.The gardens were the highlight for us, the kids spent hours just exploring, despite the freezing weather.The house was a little tired in places, carpets worn and some damp smells in the hall and lounge. It was spotlessly clean though. All in all a magnificent place and would be amazing in the summer with access to the pool.
Fantastic property for a family holiday everything needed for a sporty family. Great location for exploring the West side of the island. We only stayed for the weekend but would love to return for a longer stay.

Thoroughly enjoyed our stay here. 13 of us with kids from 1 to 11. Lots of space for us all. So much for the kids to enjoy and do. Would definitely like to stay again one day!

Byecross is a beautiful house in a beautiful setting and have loved our time there. The home is very welcoming and this is also reflected in the hosts fantastic communication. Outside space offers so much more than anywhere else I’ve stayed and means you never need to leave property as all there. We didn’t really want to leave and the size of the tv in lounge will be something my husband will be thinking about for a long time
This was our third stay but first in the summer. So amazing to be able to make full use of the outside space and of course the POOL! Usual great communication, clean house and everything you could need for a fab break!

Swimming pool was amazing the whole family spent hours outside and the teenagers weren't on their phones. We will be back next year hopefully

Twelve of us stayed at Byecross for a family birthday celebration. It was the perfect place for all ages, with loads of space and plenty to do. The children had a fantastic time rushing from one activity to another, including swimming every day (in late October/November!), tennis, paddle boarding, trampoline. We only managed to drag them away twice, to visit Carisbrooke Castle and eat a very good meal at the New Inn in Chalfleet. Would all love to come again!
We stayed at Byecross as a group of 10 with ages ranging from 9 to 77. Fabulous stay in a fabulous property with fabulous hosts. The Aga was fine to use and actually makes the best toast! If you are planning to stay at Byecross I would recommend doing a bit of research on how to use an Aga before arriving, and also plan to spend at least a couple of days at the property without going out anywhere as there really is so much to do and explore just on the property grounds and the surrounding area (including a lovely moody little beach just a short walk away).
The perfect place for 3 generations of family to meet up. There was something for everyone to keep us entertained. We just wish we had longer. Hopefully we will visit again when the sun is shining :)
We had such a wonderful time, thank you. The children thoroughly enjoyed a swimming gala they created in the pool. The fresh fruit from the garden each morning was an absolute treat! Very generous use of equipment too.
We spent 5 excellent days over Christmas, creating some wonderful memories. This was the second time we stayed here, with the added excitement of families together at Xmas. The house is large so plenty of space for everyone. All beds very comfortable Extensive gardens, and all kinds of outdoor games and outdoor equipment for all ages. Take your microwave as this helps a lot to supplement AGA cooking if you’re not used to cooking on one!

Homely, spacious, lots to do (even in the rain and without the use of pool). Has a lovely feel. Fully realise pets are allowed and a couple of us got 'itchy' in the living room, but that's our fault as we knew the house accepted pets. We've stayed in LOADS of places Isle of Wight and this is right up there with the best!
A beautiful property which made for a perfect stay for 11 of us celebrating 5 teenagers GCSE results. Whilst we all made good use of the pool for hours each day, we also loved having the Tennis court, table tennis, play area, bikes and beach equipment, all of which got some use.The grounds are lovely, with lots left to wilding which meant there were an abundance of bees in and out of the hives which were also (carefully) visited by a number of us. In the evenings we made use of the projector screen, board games and the large piano. In isolation, any one of these things could make for a lovely stay but when put together they made it near perfect. The owners even called us mid-stay to check that everything was OK!
Such a wonderful relaxed house. And such kind owners. Vast grounds which the grandchildren absolutely loved, including a tennis court! Masses of games which the owners generously shared - a real home from home. Everything about the house was perfect for a family stay. There is a wonderful ‘secret’ and very natural beach a few minutes walk away through woods which really caught the children’s imagination! Yarmouth is lovely - tiny but with lots of character. All the family fell in love with the house and want to return.
We enjoyed an incredible last minute stay - wish we could’ve stayed for longer. The house is a wonderful family home, thank you to Barry & Elizabeth for sharing it with us. The tennis court, pool, trampoline and playground were well used, as was the board game cupboard and lovely bookshelves!! Beautiful views of the garden from all of the windows, incredible apple and pear trees too. The path to the beach was lovely & we didn’t have to share the beach with anyone, absolutely heaven! We hope to be back one day soon, it was a family holiday of dreams - thank you.
We were delighted to be able to stay at Byecross for Christmas having stayed a couple of years ago and loved it. The house was nicely (Christmas) decorated for us which was a lovely touch. We were a large group so it was great having lots of space to spread out over the hectic few days we had! Christmas dinner wasn’t an issue with the Aga once we got used to it. The kids all loved the activities including lots of tennis and particularly table tennis competitions. Next time we would love to come in the summer so we can finally make use of the pool! We were 3 families with bunch of teenagers.....totalling 11 - so needed lots of space and different options. The house was brilliant for us, all as described, lots of space and all very clean and comfortable. It was v wet and v windy during our stay so couldn't enjoy the grounds quite as much as we hoped but did make use of the games shed and tennis court, and wellingtons!!! walking the coats path etc. Spotted a red squirrel too! The hosts are very attentive and very generous in the way they shared their house. A very positive experience and would definitely recommend and hope to return! (Thankyou so much!)
