Back yard is accessible trough upper back terrace from first floor and trough a passage on ground floor and it consist of a waste grass area with natural grown trees, a covered BBQ area with dining area and benches, a large sunbathing area and 8x4m tiled outdoor pool.
In front of the house there is a parking space for at least 2 cars.

Modrušani is a small village, in peaceful and calm area located in heart of Istria near Žminj, between Rovinj, Pazin and Barban. It gets more lively during summer when a lot of outdoor activities starts. There's plenty of places around where you can taste a good Istrian wine, olive oil, home made cheese, prosuto and other local delicatessens. It is also a good cycling and hiking area. Nearest beaches are around Rovinj, about 20 minute drive. For those who like to explore surroundings there are multiple sightseeing location, cities picturesque towns Rovinj, Pazin, Poreč, Labin, Pula all in reach less than 40 minute drive, but also smaller unique ones like Svetvinčenat, Motovun, Hum, Roč, Lovreč...
