Two private homes on 32 wooded acres in Virginia’s Blue Ridge foothills, sleeping up to 20. The main house has 5 bedrooms, 4 baths, two living rooms and a new game room. The single-level guesthouse adds 3 bedrooms and 2 baths. With two full kitchens, fire pits, a fire table deck and three creeks, it’s easy to gather or spread out. A short drive to vineyards, breweries and Wintergreen. Ideal for family reunions, wedding weekends and bachelor/bachelorette trips.
Private non-through road. There are some neighboring homes that can be seen from the property but none are directly adjacent.
Guest access
Every space on the property is private to your group during your stay. Much of the 32 acres is wooded, but there’s plenty to explore right outside the door: 2 fire pits, 3 creeks and lots of open space. Since this is a rural, wooded area, please take the same care you would on any hike. There are no formal hiking trails but there is a lot of open space around the creek for exploration.
Parking: Room for 11–15 cars, parked one behind another.
Driveway by the main house: 3–5 cars
Area between the homes: about 3 cars
Driveway by the guesthouse: 5–7 cars
When you book the Everley, the whole property is yours: the main house, the guesthouse and all 32 acres.
Please note: We allow up to 2 well-behaved dogs per rental on a case-by-case basis. Please inquire if you have a pet prior to booking as there are additional pet fees.
THE MAIN HOUSE: UPPER LEVEL
Kitchen & dining. The front door opens into a large kitchen and dining area. The dining table seats 8–10, with more seats at the counter. We also keep a folding table and extra chairs on hand, so your whole group can eat together. Just off the kitchen is a deck with outdoor dining, a Big Green Egg and a 4-burner propane grill.
Living room- High ceilings, a 70" curved Smart TV, a gas stove for cozy heat and seating for everyone. It opens onto a private deck with a high top fire table and wooded mountain views. Our guests’ favorite spot for evenings around the fire.
Bedroom 1: Queen bed and 2 closets. A full bath with a tub is across the hall.
Bedroom 2: Two twin beds plus a “bed bridge” that turns them into a king. Jack-and-jill bath with a glass shower, which also opens on the other side to the kitchen.
Bedroom 3 (primary suite): King bed, en suite bath with a double vanity and large glass shower, a private screened porch, and a walk-in closet with a sliding barn door. The closet fits a pack-n-play for bonus sleep space plus room for luggage and hung clothing.
THE MAIN HOUSE: LOWER LEVEL

Bedrooms 4 & 5: Side by side down the hall, each with a queen bed.
Bathroom: All new, with a jetted soaking tub, extra-large glass shower and double vanity.
Laundry: Washer and dryer.
THE GUESTHOUSE
A one-minute walk past the main house on a newly completed pathway with lighting. The guesthouse is all on one level, which makes it a great fit for guests with mobility needs, early sleepers, or anyone who wants a quieter space.
Living, kitchen & dining. Open plan, with a large front deck. The fully stocked kitchen has an electric stove and dishwasher, and the dining area seats 6 (a table for 4 plus 2 bar stools). Washer and dryer, a big back deck and its own fire pit.

Bedrooms 7 & 8: Each has a queen bed, and they share a full bath between them.

Other things to note
Group pricing: Rates cover up to 8 guests. Each guest beyond 8 is $25 per night. This covers the extra supplies we stock (you won’t run short of paper towels or toilet paper) and the added wear and tear. Airbnb’s booking form stops at 16, so if you’ll have 17–20 guests, just message us and we’ll send an updated offer. Your pricing for groups of 16 or less is already included in your quote. Your headcount can change any time before arrival, and we’ll adjust either way. Groups over 20, please send an inquiry with some details.
Pets: We welcome up to 2 well-behaved dogs, approved case by case. A pet fee applies, so please message us before booking.
Fireplaces: The gas stove in the upstairs living room works. The fireplaces in the dining room and downstairs rec room are decorative only.
Seasonal ladybugs: Like many homes around Charlottesville, we get ladybugs (and the occasional stink bug) in sunny windows, mostly in spring and fall. We keep drapes closed between stays and sweep before every arrival, but you may still spot a few.
Security: There are security cameras on the outside of the property only.
Liability: The homeowners can’t be held responsible for injuries that happen while exploring the property.
