Luxury Barn Conversion - Orchard View
A traditional stone built Cumbrian Bank Barn converted to the highest standard and finish. True luxury for a romantic weekend break or relaxing family holiday. A multitude of interesting walks from the door and a traditional pub five minutes away, in the centre of the village. Safe, enclosed childrens play area 100m walk, where the village goats can be fed. A real away from it all cottage with every facility you'd need for the perfect break, bluetooth speakers for your music, free 20Mb broadband, slipper bath, double power shower, under floor heating in all bathrooms. Each bedroom has it's own shower/bathroom, oak is the timber of choice and the exposed oak floors enhance the contemporary interior design. Visitors return time and time again, some using it as their 'special place' for a honeymoon. Ideally located to visit all of the North's natural wonders, The Lakes, Yorkshire Dales, Northern Pennines as well as The Roman Wall, Durham Cathedral, Bowes Museum, York Minster.
There is one double room and one twin room (which can be converted to a king size, please mention this upon booking if required) upstairs both en-suite and downstairs is another double room en-suite.
Prices are based on 4 people using only the two rooms upstairs, we lock the downstairs bedroom when not in use. If you do require the third bedroom please contact us for a quote.
Dogs are allowed, a maximum of 2 dogs from the same household, at a price of £5.00 per dog per night. Please mention in your booking if you are bringing dogs.

We all enjoyed our relaxing break at this very impressive property.
A very warm welcome greeted us at this very cosy and comfortable barn conversion located in the peaceful Cumbrian countryside.
Treated Mum for her 97th birthday.Had a wonderful time Mum loved watching the chickens in the garden and really excited to see a hare.Had some excellent meals close by and even spotted red squirrels.An excellent weekend highly recommended.
Steve was a fabulous host and really went out of his way to make our stay a memorable one.We arrived to the beautiful Orchard View Cottage in horrendous weather and we’re super happy to see how gorgeous Orchard View was. The cotrage has been beautifully finished and all home comforts have been catered for.We managed to get out to the local pub on NYE and had an amazing meal and a great start to 2025.
There is absolutely no way that our trip could have been improved. Stephen and Becky were superb hosts, with Stephen providing invaluable insight to the regions we wanted to visit. Their property is exactly as described, extremely tranquil, and the village is like stepping into a "quiet zone" from centuries ago. EVERYONE we spoke to in the little village were extremly friendly and our "kids" (50+) have already discussed a return visit. Highly recommend. property
Rural location but easy to find, secure car parking and plenty of space. Lovely clean rooms and bathrooms finished beautifully with great showers. Downstairs bedroom/shower room was perfect for elderly father who came with us.Only minor feedback which would have given 5* - similar priced rentals in other places provided a hamper on arrival and there were no terrestrial TV channels, the duvets were a little thin. It was very cold when we arrived but warmed up nicely with all the heaters on.

Orchard Cottage
Just arrived back after weeks stay at orchard view and what a week ,fantastic from the word go.Cottage above expectation,barn conversion at its best,no cost spared.The hosts Steve&Debbie fantastic could not do enough,told us of places to visit and some great walks.The views and surrounding area amazing,loved it so much going back for how anniversary in Jan to see it all again in its winter glory ,this holiday was a piece of Heaven on Earth ,P.S and not forgetting their border collie Jess she was lovely ,many thanks Paul&Linda
The property was exactly as shown in the photos. Everything was clean with comfy beds, luxury bathrooms and spacious open plan living/dining/kitchen. The views were very pretty - rural, rolling hills and plenty of sheep. Outside the property there was plenty of seating for enjoying a glass of wine. The village was in easy walking distance but note that the pub is not open Mondays or Tuesdays. The owners were friendly and helpful. My only reservation (and this in no way spoilt our stay) was the sofa which was not built for comfort. Love to return and explore the area further
Classically beautiful rural England on the outside, modern, cozy and well appointed on the inside. Stephen is a font of local knowledge and Finn the border collie is a wonderful host! Stephen went out of his way to make us comfortable and it is in a quiet very rural area, but centrally located for access to the Lakes Region, Yorkshire Dales and all that Cumbria has to offer. Just make sure to get driving directions from Stephen, as there is spotty cell coverage there and even the car GPS brought us to the middle of a cow pasture. Once you’re there, the wifi is excellent (which was ever so important to the surly teenagers we had with us). The place is even nicer than the pictures!

Charming location and hospitable stay
Well equipped to a good standard. All rooms and spaces are well proportioned. Plenty of outside space to sit and relax, or dine. Great internet access. Fabulous views. Steve and Debbie were charming and welcoming hosts. We all had an enjoyable stay and would happily go back.

Amazing despite the rain
Fantastic is all that is needed. The property is wonderful and Stephen is more than welcoming. Inside, everything is clean and it has a lovely cozy feeling, which is strange since actually the property is quite spacious.
Surrounding the property is lovely green fields, so, if you get some bad weather then you can just relax. Also, for children, there is many animals around to look at and in the surrounding areas there are lots of activities for all types of weather.
Returning for a holiday to the UK, I was looking forward to a pint at the local pub, but the hours are quite irregular. This means that there is not much within walking distance for food or drink. However, there is a town around 5 miles away which will cater to most peoples' needs.
Overall, it was a lovely experience, especially for my children who were seeing farm animals for the first time.
