Both generously sized bedrooms feature a king and a queen sized bed, ample clothing storage, and central air-conditioning for year-round comfort. The queen-sized pullout bed in the living room provides additional accommodations.

Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES

- Up to 6 guests are allowed. There is 1 king bed, 1 queen bed and 1 queen pullout for your use.

- The primary guest must be at least 21 years old and present for the entire reservation.

- Pets are not allowed at this vacation rental.

- No smoking inside or outside. Fees may apply.

- Quiet hours are from 10 PM - 7 AM

- Fireworks are not allowed.

- Please place all trash in the designated trash bins/cans. No plastic bags in recycling.

- If any furniture is moved, please place it back in the original space where it was found.

- Please be respectful to your neighbors and other guests in the complex.

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.



Communal Amenities (First-come, First-serve basis):

Sauna and Cold Plunge - Access is limited to 2 people at a time. Please reach out to us for the access code.

Gym - Access is limited to 2-4 people at a time. Please reach out to us for the access code.

Barbecue Grills - Please turn off the propane tanks after each use. Grilling tools are available to clean the grills once you’re finished.

Fire Pit - We kindly ask you to bring your own supplies and extinguish any flames/coals after each use. The fire pit must remain in its designated area and should not be moved. Please adhere to any county burn ban in effect. You can check for burn bans on the Texas A&M Forest Service website.

Pickleball Court - Bring your own balls and paddles.



Trash Rules:

Trash is collected Sunday – Thursday at 8 PM. Please ensure all trash is placed in the black bin and set outside your door before collection time.



HVAC Rules:

Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
