**Please note this is a 1,250 sqft 3/2 bedroom house with queen fold out couch and queen premium blow up mattress. We put 16 people on the listing in case people wanted to try to put a larger amount of guests than beds in the house. We can comfortably sleep 10, but will allow guests to make their own decision for comfort**

The house: Large entertainment kitchen with incredible island seating opened up to the main living space. 4 additional seats and dining table for easy sitting of 10+. French doors off the living room/kitchen open up to the large patio covered by the shade of a large pecan tree. 3 bedrooms & 2 bathrooms. on-suite king master, king guest, and queen guest. All beds are very comfortable memory foam. Living room sofa folds down into a queen memory foam sleeper, and 1 premium queen air mattress provided.
Home is stocked with everything you need to enjoy a 2 day stay (except propane, however, we reimburse for shell swaps at the gas station nearby).

We are a small business, not a corporation. We appreciate guests who can leave positive reviews for other guest while understanding this is a new property which may have some room to improve. We will continually invest in additional amenities as we can afford them. We will really work hard to make sure your stay is awesome, but if you expect perfection & can't leave a kind & positive review, then we kindly ask you to book elsewhere. Thank you!
We require a liability waiver signed by booking guest. We also have noise decibel readers to prevent large parties & outdoor noise disturbances.
We love for you to enjoy and celebrate, but we charge a $75 cleaning fee for confetti or glitter found on property.
We ask that you please clean up after your pets. We reserve the right to charge additional fees to cover any damage pets may leave and we charge a $15 poop fee (potentially more if there are multiple pets worth).
Please do not move any furniture. If you do, please move it back. We charge a $20 minimum furniture moving fee if we arrive and furniture is out of place.
