House Rules
1. Early Check-In

Early check-in may be available depending on the departure of the prior guest. Please inquire via the Airbnb message thread at least 24 hours prior to arrival. If approved, early check-in fees range from $40–$100 depending on availability and time.

2. Late Check-Out

Check-out is strictly by 11:00 AM unless a late check-out has been approved in advance.

Unapproved late check-out fees:
• $75 per 30 minutes after 11:00 AM
• Guests still in the unit 2 hours after checkout may be charged the current nightly rate

Late check-outs must be requested and approved in advance.

3. Access, Check-In, Quiet Hours

Check-in is after 4:00 PM.
Check-out is by 11:00 AM. Access will be removed at check-out.

Quiet hours are 10:00 PM – 8:00 AM.

4. No Unauthorized Guests or Visitors

Only guests listed on the reservation may be on the property.
Unauthorized guests or visitors may incur a $50 per person per night fee.

5. Damages and Reporting

Our team documents the condition of each unit prior to arrival. Any damage found upon arrival must be reported within 24 hours to avoid liability.

6. Do Not Contact On-Site Leasing Office

The on-site leasing office does not provide support to short-term guests. Please contact our team for all assistance. Contacting the leasing office may result in reservation cancellation due to lease restrictions.

7. Damage to Furniture, Fixtures, or Appliances

Guests are responsible for any damage beyond normal wear and tear. Repair or replacement costs will be charged accordingly.

8. No Mail Service

USPS mail is not supported. Packages delivered via Amazon, UPS, or FedEx are at the guest’s own risk. We are not responsible for lost or stolen packages.

9. Not Childproofed

The unit is not childproofed. Guests with children assume all responsibility for safety.

10. No Smoking

No smoking or vaping of any substance is permitted inside the unit or in common areas. Violations may result in a $250 fee plus $25 per cigarette butt found. Smoking is only permitted in designated exterior areas.

11. Pets (Approval Required)

Pets require pre-approval.

• $20 per pet per night
• Unauthorized pets incur a $250 fee
• Maximum 3 pets per unit
• Service animals are permitted per law with appropriate documentation

12. No Parties or Events

Parties, events, gatherings, and loud activity are not allowed. Violations may result in reservation cancellation and additional charges.

13. Occupancy Limits

Maximum occupancy must be followed for fire code compliance.

14. No Open Flames

Candles, incense, and open flames are not permitted.

15. Filming and Photography

Professional filming or photography requires prior written approval.

16. No Third-Party Bookings

The booking guest must be present for the entire stay. Unauthorized third-party bookings may be canceled.

17. Security Devices

Exterior doorbell cameras, security panels, and safety sensors are installed.
Do not tamper with devices. Tampering may incur a $250 fee and cancellation.

18. No Dyeing Activities

Hair dyeing or fabric dyeing is prohibited. Violation may incur a $250 fee.

19. No Art or Craft Projects

Activities that may stain or damage the unit are not permitted. Violation may incur a $250 fee.

20. Do Not Rearrange Furniture

Furniture may not be moved or rearranged.

21. Liability Disclaimer

Guests assume responsibility for personal safety and belongings.

22. Secured Parking

Garage parking requires registration. Lost remotes incur a $175 fee. Vehicles park at owner’s risk.

23. Unsecured Parking

Parking passes must be displayed and vehicles registered. Towing is at guest’s risk.

24. House Rules Compliance

Failure to comply may result in additional fees and/or cancellation.

25. Refresh Cleaning

Optional refresh cleaning is available for an additional fee by request.

26. Lost or Damaged Remotes

Lost or damaged remotes incur a $50 replacement fee.

27. Forgotten Items

We are not responsible for items left behind. Return shipping requires a $75 handling fee plus shipping cost.

28. Cleaning Fee Scope

The cleaning fee covers standard cleaning only. Excessive mess, damage, or smoke remediation will be charged separately.

29. No Live Plants or Trees

Live plants or trees (including Christmas trees) are not allowed due to allergy concerns.

30. Community Amenities

Community amenities are not guaranteed and are not grounds for refunds.

31. Local Guest Policy

We reserve the right to decline or cancel reservations from guests living within a 50-mile radius. Exceptions may be made for medical, disaster, or special circumstances with prior approval.

Final Clause

All refund, damage, and additional charge decisions are assessed after checkout and inspection.

For risk management and property protection purposes, we do not accept reservations from guests who reside within a 50-mile radius of the property.

By booking this home, you confirm that you do not reside within 50 miles of the property location.

If it is determined at any time (before or after booking) that the primary guest resides within a 50-mile radius:

The reservation may be canceled at the host’s discretion

Cancellation may occur without refund

Any attempt to misrepresent residency may result in immediate termination of the stay without refund
