The house sits directly on a quiet neighborhood park and features a fully fenced yard ideal for pets, play, and relaxed gatherings. Despite the calm surroundings, you’re just minutes from I-70, I-25, RiNo, downtown, the Stock Show, Mission Ballroom, and more. Free street parking is almost always available.
Inside the Home
The main living space is bright and inviting, with radiant slate floors and large south-facing windows that open the room to the back patio and garden. Additional windows look toward the park, creating a continuous sense of light and openness.
Bedrooms & Sleeping Spaces
Primary Suite: Queen bed, mini-split A/C, walk-in closet, and a private en-suite bathroom with a full bathtub.
Second Bedroom: Queen bed, radiant floors, and its own mini-split A/C.
Third Sleeping Area: A queen-size Murphy bed in the office, available and set up upon request.

While nearby Washington Street remains industrial and a rail spur north of the park is occasionally active, the house itself sits on a quiet block tucked away from the main corridors.
A local favorite: Fort Greene on 46th between Grant and Logan—highly recommended for a drink or night out.
