The unit itself was somewhat clean aside from visible roaches described below. The bathroom was updated. A microwave small refrigerator and a full-size stove were provided and worked as expected. However, I had significant safety and habitability concerns. The bedroom had no exterior window or door that could serve as an emergency escape route. As a licensed and previous certified Firefighter/Paramedic this was of great safety concern. The only normal exit I observed was the entrance door, located through the hallway and living area at the opposite end of the unit. Under New York's current building code, sleeping rooms below the fourth story generally must have at least one emergency escape and rescue opening unless the room has a door that opens directly to the outside. Were there to be an emergency/fire, exiting the dwelling would have to be done through one exit located the furthest point from the bedroom. I also observed no sprinkler system. I encountered roaches/insects on multiple occasions. The unit is attached to an occupied family home, and substantial household and children's noise could regularly be heard . Communication/pleasantries with the occupying family in passing was unfriendly and poor. An inquiry regarding WI-FI to the landlord/owner went unanswered. A subsequent text was answered. Town of Hempstead Town Code §99-12-13 states that no rental occupancy permit shall be granted to a transient property less than 28 days. We were not informed of this prior.
