The resort is located in a typical Genova historical building with marvellous marble moisaic floors and ancient du siecle decorations. Only two bathrooms for 4 double rooms. Rusty and dirty showers and encrusted toilets. Below the minimum level of decency. Other services: minimal (kitchen, towels).
Property is at the top of a hill but does mean you get some stunning views. Was perfect for us as we didn’t leave too much and have to hike up again, there is grocery stores accessible without going down. Kitchen facilities were great, although there was sometimes a queue for the bathroom as showers are not separate. The rooms were great although quite hot as no AC. Communication with staff was great online and we didn’t see very much of them.
An amazing building, with spacious rooms and hostel style set up gives this place great advantages in the budget friendly sector.
It just needs a good and consistent clean to remove dust, and hairs and things that contrast with the well decorated spaces.
Communication leaves a bit to be desired too so here are some tips to get checked in: make contact early - my return SMS didnt work so approach with WhatsApp too. Follow directions to tbe address but dont expect anyone to be waiting at the gate. Pass through the open gate and enter the building. Go down the stairs, until you see Leone's door plaque.

Rooms were nice and friendly host but the showers were in awful condition. Blackish mold all over the showers and on the bathroom wall. One of showers wasn’t draining and when I told the host he just shrugged it off. You wouldn’t be able to shower for more than 30 sec without flooding the bathroom with it draining so poorly. Door to the shower was also broken and wouldn’t close. The other bathroom shower had so much mold in it, it was appalling. This is all coming from someone whose standards are pretty low. Also, you could access the weirdo from your room. As soon as you shut the door the WiFi drops.
Do not stay here if your biking in as your going to have to haul your bike up 6 flights of stairs. Also it’s very hard to find the place as there’s no markings or signs.
We had a night stay at Leone X Genova before heading home to the UK - the staff were really helpful with check in - the property is an old building and very grand - we had everything that we needed during our stay. Thanks!
Really enjoyed our stay at Leone X Genova. It was a really spacious and comfortable room with a clean and safe shared bathroom. Check in was simple, communication was amazing and would happily stay here again.
This is a very old hotel in Genoa, close to the GNV. I arrived after 7 pm, no staff available at the reception. However, hotel provided clear instructions on what to do to get in. Initially, it was challenging, but once I figure things out, I actually felt good about the place. There was no private parking, so I was really concerned about parking my new car on the street.
There is no lift and the property is on the 3rd floor. It is inside a secure building. The street to the hotel is quite steep. There are two ways to enter the property. When you check in it is best to get a number 36 to the castle and walk from there. Sunny was very helpful on arrival and departure. He stored our luggage for us and helped carry our case outside. On the down side the hotel check in is only partially manned. There appears to be no one on site outside these times. The pillows were very hard but the bed was OK. It is a 15 minute walk to Garabaldi Street and a 22 minute walk to the station via the tunnel.
Perfect location and super clean, trendy accommoda
Took a little time to find the location and quite a few calls to the owners to get it sorted, but once sorted everything else was fantastic. Accommodation is lovely, the room we stayed is was in perfect condition and beds the most comfortable we stayed in on our travels. Location is great to walk to the old port and all the lovely restaurants it has to offer. Parking is a little challenging, but that’s to be expected in the centre of a big city. I used an app for on street parking and it was 12 euro for the day which is reasonable

The entrance. And there isn't staff on site. But once that was sorted everything was smooth. It is located up a hill though so bit of a trek.
Internet only in hall, no wifi in rooms. No personal bath. Old style keys for only one person, parking on very busy street, difficult to find and expensive.
Relatevly clean, friendly staff, good location.

Séjour dans l’ensemble très agréable et correspondant à la description, cependant les lieux ne sont pas isolés sur l’aspect sonore comme normalement indiqué. On entend donc les autres clients dans les chambres et couloirs.
Appartement pour 4 avec un canapé lit pour les enfants, et un lit pour les adultes avec une literie de moyenne qualité. Le nettoyage à été très vite fait au niveau du sol. L'accueil est cependant efficace et l'appartement est très original en déco et de grande taille.
Camere in un bellissimo palazzo storico , molto pulito , manca l’aria condizionata che limita il comfort

Très beau logement et bien situé. Les hôtes très sympathique. Par contre il était mal indiqué que ce n’étais pas un appartement privé avec salle de bain privé mais bien des chambres avec deux salles de bain commune.

Médiocre, à éviter
Cet hébergement est situé en haut de montagne à Gênes, loin du centre-ville. Le trajet à pieds pour s'y rendre est donc ardu, côtes et nombreuses escaliers à monter. En dehors du centre-ville, avec aucun service de proximité (pas de bons restaurants, seulement un petit épicerie ou pizzéria commerciale). Les chambres ne disposent pas d'un air climatisé et il faut laisser les volets ouverts pour pouvoir respirer dans la chambre. Or, il y a beaucoup de trafic automobile ou scooter à proximité jusqu'à tard le soir, ce qui rend l'endroit très bruyant. Aussi, les chambres ne sont pas isolées, on entends les conversation des personnes dans les autres chambres.
