Good to Know Before You Book
Two of the three bedrooms are upstairs, reached by steep staircases. The attic king bedroom is accessed via very steep stairs or a crawl-through passage, so it will suit those comfortable with that approach. A king bedroom and bathroom are both on the ground floor for anyone who prefers to avoid stairs. The wood burner in the living room and the bedroom fireplace are decorative only and not in use. Children are welcome but need supervision around the lake, garden and hot tub, and care should be taken on the steep stairs. The lake and surrounding parkland are shared with the wider grounds. Check-in is self-service via an electronic door lock, with the code and a location pin sent ahead of arrival.

    Extra charges
One well-behaved pet is welcome at £20 per pet per stay, up to a maximum of 1; please include any pets when booking. Early check-in and late check-out can be requested at £20 per hour, up to a maximum of 2 hours, subject to availability and arranged after booking through a secure third-party platform.

    Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

    Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
