The rooms have radiator heating in winter and air conditioning in all bedrooms and the upstairs living room in summer.

The cities of Denia and Javea are a short distance from the property, offering guests a multitude of beaches, coves, restaurants, bars and boutiques. The lovely town of Jesús Pobre is just a few minutes by car and has a charming food and treats market every Sunday in a traditional Riu Rau building.

**Important Information**



1) Age Policy: Groups under 25 are not allowed (except families or young guests accompanied by adults staying in the property). Non-compliant bookings may be refused check-in without refund.



2) Winter Long Stays (1 Nov – 31 Mar): Stays of 31+ nights receive a special discount but utilities (electricity, water, gas) and weekly linen changes are not included. A €500 utilities prepayment is required; extra usage will be charged and unused amounts refunded.



3) Stays over 10 days: Spanish law requires signing a Non-Habitual / Temporary Housing Rental Contract
