Desert light pours across the Santa Rosa Mountains as you settle into your own private corner of La Quinta. Step outside and the backyard opens up - pool shimmering in the California sun, putting green at the ready, spa waiting for the evening wind-down. This is the kind of place where the pace slows and every part of the day feels intentional.

Sleeping arrangements
Sleeping up to 6 guests across a single-level layout, the home offers 2 bedrooms and 2 baths. The primary bedroom features a king bed, a 42` smart TV, and an en-suite bathroom with dual sinks, a walk-in shower, and a large walk-in closet. The second bedroom includes a queen bed, a sitting area, a closet, and its own 42` smart TV. A queen sofa bed in the living room provides flexible additional sleeping space. A crib and Pack `n play/Travel crib are available upon request.

Living spaces
A 75` smart TV and a large sectional sleeper sofa anchor the main living area - ideal for movie nights or lazy afternoons in. An electric indoor fireplace adds warmth on cooler desert evenings, while central heating and air conditioning keep things comfortable year-round. A dedicated workspace and Ethernet connection are available for those mixing work with their stay.

Kitchen & dining
The kitchen is built for easy hosting, centered around a large island that seats three alongside a dining table for six. You`ll find stainless steel appliances, a Keurig coffee machine, cooking basics, dishes, wine glasses, a blender, and a baking sheet. Head outside to the BBQ grill and outdoor dining area when the desert air calls. Salt and pepper are provided. Please note: no other cooking ingredients, oil, sprays, foil, or clingwrap are supplied.

Outdoor living
The private backyard is where this home shines. The private pool - available all year - and private hot tub - available all year, open 24 hours - sit alongside a 3-hole putting green, ping pong table, sun loungers, and outdoor furniture. Mountain views frame the entire space from sunrise to sunset. Pool heat to 86°F is available at $75 per day. The hot tub is included and maintained at up to 102°F. Guests also have access to the community clubhouse pool and hot tub, both heated year-round.

Amenities & extras
Free parking on premises and free street parking are included, along with an EV charger for electric vehicles. The home is equipped with a washer and free dryer, WiFi, bathroom essentials, hair dryer, iron, extra pillows and blankets, and security is handled via self check-in with a smart lock. Smoke and carbon monoxide alarms and a fire extinguisher are in place. Guests have access to a shared gym nearby.

Location
Sitting just under 4 miles from the Empire Polo Fields, the home is minutes from La Quinta Resort, Indian Wells Tennis Garden, Highway 111 shopping, and I-10 - putting golf, Coachella Valley festivals, hiking trails, and Old Town La Quinta all within easy reach.

Check-in is after 4PM and check-out is 11AM. There is no extra fee for early check-in or late check-out if we can accommodate your request. Cleaning is performed at the end of your stay - a mid-stay clean can be arranged for an additional fee. The home has noise limit requirements set by the HOA.

Pets are not allowed, though certain non-shedding hypoallergenic dogs will be considered at an additional fee.

Our homes are keyless entry - we issue a code rather than a physical key. The code changes with every reservation for security and is shared prior to arrival to make check-in straightforward.

We do not recommend shipping directly to the home. We do not have mailbox keys, and there are many different people with access to the home - vendors, housekeeping, Guest Services staff, etc. - so we cannot be responsible for packages once delivered.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
