Desert mornings at PGA West have a rhythm all their own - the air still cool, the mountains casting long shadows across the fairways, and the backyard already calling you outside. This La Quinta home is built for the kind of trip where the days are unhurried and the evenings stretch on around a fire pit under wide open skies. Whether you`re here for golf, festivals, tennis, or simply a change of scenery, the space sets you up well for all of it.

Sleeping arrangements
Three bedrooms sleep up to 8 guests comfortably. The master suite has a king bed, a queen air mattress, an en-suite bathroom, and direct access to the pool. Bedroom 2 offers a king bed, and Bedroom 3 has two full beds. A pack `n play/travel crib is available upon request, along with a crib. Bed linens, extra pillows, blankets, and ample clothing storage - including a walk-in closet, closet, and dresser - make longer stays easy. Washer and dryer are on-site.

Living and entertainment
The living room anchors around an 86 inch HDTV with access to Netflix, Hulu, Amazon Prime Video, Chromecast, HBO Max, premium cable, and Apple TV. High-speed Wifi and an Ethernet connection keep things running, and a dedicated workspace in a common area is there when you need it. When it`s time to switch off, the ping pong table and exercise equipment offer a welcome change of pace.

Kitchen and dining
The kitchen is a full cooking space with a refrigerator, freezer, stove, oven, microwave, dishwasher, and all the basics - pots and pans, dishes, and silverware. A drip coffee maker, blender, toaster, and barbecue utensils cover everything from morning coffee to evening grilling, with a dining table to bring everyone together.

Outdoor living
The private, fully fenced backyard faces desert, golf course, and mountain views. A private pool and private hot tub are available year-round, with outdoor furniture and an outdoor dining area creating a natural extension of the living space. The fire pit is perfect after sundown, and the BBQ grill keeps outdoor cooking simple. Note: pool heating is $50 per day to reach 88°F and is typically needed October through May - summer months the pool naturally sits between 85-95°F. Hot tub heat is complimentary.

Location
Situated within the PGA West community, the home is a short walk from the Stadium Course clubhouse and Ernie`s Bar & Grill. Old Town La Quinta, the Indian Wells Tennis Garden, and the Empire Polo Fields - home to major events and festivals - are all nearby. Palm Springs and the broader desert region are within easy reach, with shopping and dining just a short drive away.

Additional details
Self check-in via smart lock with a private entrance. Free parking on premises and free street parking, plus an EV charger. A shared gym is nearby. Long-term stays are welcome. Check-in is after 4PM and check-out is at 11AM - early check-in and late check-out may be available at no extra charge if the schedule allows. A mid-stay clean can be arranged for an additional fee. The home operates under HOA noise limit requirements. Pet-friendly for certain dog breeds at an additional fee - no cats.

NOTE: We have many homes in PGA Signature either connecting, or within a few doors of this specific address. Opportunity to rent multiple homes right next to each other is available. Please inquire for larger groups!

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

AMEX Golf Tournament (Stadium Course): From mid-December to late-January, the American Express Golf Tournament will be setting up for its annual PGA golf tournament on the golf course adjacent to our property. This means that there may be obstructions and limited visibility of the golf course during this period. Please be aware that our vacation rental property is located on the world famous Stadium Course. We want to inform our guests that we have no control over and are not responsible for any renovations, maintenance, or construction activities that may occur on the golf course during your stay. These activities are managed solely by the golf course administration and may result in noise, changes in landscape, or restricted access to certain areas. We are located on but are not affiliated with the Stadium Course.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
