Welcome to Coastal 91! Our home is located in the gated community of Emerald Waters Village and invites you to feel safe & secure during your trip to Coastal 91. Tucked into our cozy neighborhood, you'll find arrival easy to our 2 story home with parking for up to 3 vehicles, plus our FREE six passenger golf cart! Community perks include two pools and gated beach access right at the end of the road!

---LIVING & DINING SPACES---

Our front porch will tempt you to kick up your feet at arrival, but there's plenty of time for that. Easy, keyless entry leads you directly into the entryway where we have the pool table and a bistro table & chairs to get your stay started off right! This area is open to the formal dining area for 8, perfect for a meal together!

Right past this area is our spacious living room that boasts a comfy sofa (that doubles as a queen sleeper), loveseat, and occasional chair, all centered around the lovely fireplace (please note this is aesthetic only, and non functional) & large SmartTV, making movie nights in a breeze.

Our open concept kitchen is fully stocked with appliances, cookware, dishes, small appliances (such as crock pot, blender, toaster, waffle maker, griddle) and both standard drip coffee maker & a Keurig for all coffee . You'll even find an EXTRA fridge located in the garage, right past the laundry room, making travel with multiple families easy to store all the extra goodies you'll need for the week!
Quick meals are easily enjoyed around the dining nook with a table & chairs for 4, or the breakfast bar with seating for 4.

For convenience, a half bathroom is located between the kitchen and living area.

---BEDROOMS AND BATHS---

*All of the bedrooms are located on the second floor of the home*

Once upstairs, you'll find the first King bedroom with a dresser and smart TV. There is an attached Jack & Jill style bathroom with a sink, toilet & shower that connects to the second bedroom.

This second bedroom is perfect for a small family! It offers a comfortable King bed & built-in single bunks that are appropriate for children (not ideal for adults due to the structure/size of the beds). An occasional chair is great for that "reading nook" to getaway to, or to enjoy catching up on some TV at the end of the day on the large SmartTv. There's also the added perk of the kitchenette with a sink and mini fridge, and lots of space to play. Balcony access here makes it the perfect room!

The third bedroom is the master King suite, with an inviting reading chair & a private balcony. Enjoy a walk in closet & a full en-suite bathroom that offers his & hers sinks with a makeup vanity, a soaking tub, separate shower, and separate enclosed toilet room.

The fourth bedroom is located down the hall and offers two sets of twin bunk beds, both with twin trundle beds underneath, accommodating up to 6 guests in this room. There's a small dresser & a smartTv here as well.

The fifth bedroom is a queen bedroom with a dresser, closet space, & smart TV.

Both the fourth & fifth bedroom ideally use the bathroom located in the hallway between the two rooms, that's complete with a sink, toilet, and shower & tub combo.

---OUTDOORS---

The cozy front porch is the perfect place for some southern "front porch sittin' to wave at neighbors as they pass by in our welcoming cul-de-sac!

The back screened in patio is perfect for those warm summer nights when you want to escape the heat in the shaded location with a ceiling fan. A table with seating for 6 is located here, along with a small seating area.

Enjoy burgers or steaks on our grill right outside of the covered porch, with propane provided for your stay.

Groups with a fur-baby along will enjoy a small dog door on the screened in porch, to make it easy for your pup to go outside! While we don't have a large area for backyard enjoyment, there is a small strip of landscaped area for pets to use (but please cleanup after them!)

--TINY TRAVELERS--
We provide a pack & play, high chair, and plastic dishes/cups/silverware to accommodate the children in your group. These items are complimentary and always available at the listing.

---OTHER THINGS TO NOTE---

We recommend bringing additional supplies for your trip, as only a small amount of complimentary "hotel/travel size" items are provided, typically enough to get you through your first day (depending on your group size & length of stay). Items recommended to bring are: toilet paper, trash bags, paper towels, laundry soap, dish soap, dishwasher detergent, shampoo/conditioner, shower gel, soap, specific spices, oils, plastic wrap/foil, sunscreen, aloe, and beach items other than our provided beach towels.

Please read our house rules in detail before booking. We take time to put important information here that we need each guest to take into consideration when booking our home. While not all items listed may apply to your stay, we host guests of various group compositions so must list all rules that could apply to a trip. Thank you for your understanding!

Please plan your trip accordingly as we are located in Central Standard Time with a check in of 4pm and a checkout of 10am the day of your departure. We do not permit early check-ins, or late check-outs unless previously discussed in advance as it is not always possible to accommodate them.

Spring break/student groups (Any group under 25 years old) are NOT permitted at any time. We do not make exceptions, and you will not be permitted access to the home.

Parties and events are not permitted.

We are pet friendly with a one time $200 fee (this includes emotional support animals). Only ADA recognized service animals are exempt from this and we must be notified prior to your arrival. Any impersonation of a service animal (i.e. emotional support animals or pets) is a crime in the state of Florida and will not be tolerated at any time.

With two spaces in the driveway & one garage space there is plenty of parking for up to 3 vehicles. There is no street-side parking available, so ensure to plan ahead. Unfortunately NO boat/watercraft/trailer/RV parking is available here at anytime, please make other accommodations.

The Neighborhood:
---AROUND TOWN---

You are in a great location, being right between both Highway 98 & Old Scenic 98 with easy access to all things both Miramar Beach & Destin have to offer.

Shopping is a-plenty with the Destin Commons, with many options of shopping, entertainment and restaurants. The Silver Sands Outlets are a few minutes drive East - with more shopping, restaurants and a play area for kids.

You'll be in closest proximity to the gated beach access our community offers, less than 1/2 mile from front door to toes in the sand! There are plenty of public beach accesses close by as well within easy golf cart distance! We do supply beach towels for guest use during your stay. Any other beach items (chairs, toys, coolers etc.) are not provided or guaranteed, but are occasionally left by guests that have traveled before you.

Note: During busy times it can be easier to take an Uber, Lyft, or taxi to avoid dealing with traffic and parking. The town is fairly easy to navigate, as most everything to do is directly off the main road in either direction!
