The Space:

After a day of theme‑park thrills, the cool splash of your private pool and the gentle hum of the air‑conditioned home welcome you back to calm. Here, space stretches for the whole group, with themed rooms that spark imagination and resort amenities that turn ordinary evenings into shared memories.



Sleeping arrangements

Five spacious bedrooms accommodate up to ten guests. On the main floor, a queen bed offers convenient ground‑level rest. Upstairs, three bedrooms each feature a king bed, providing roomy retreats for adults. The fifth bedroom combines a twin bunk bed with a single bed, perfect for kids or friends who enjoy a cozy shared space.



Indoor living

The large living area centers around a flat‑screen TV and ample seating, ideal for movie nights or planning the next day’s itinerary. Throughout the home you’ll find air conditioning, ceiling fans, heating, and a washer‑dryer set for easy comfort. A dedicated workspace lets you catch up on emails or plan travel details in peace.



Kitchen & dining

A fully equipped kitchen includes a refrigerator, stove, oven, microwave, dishwasher, freezer, toaster, coffee maker, and essential cookware. Gather around the indoor dining table for breakfast before heading out, or share a home‑cooked dinner after a long day at the parks.



Outdoor living

Step outside to your private pool, a refreshing oasis for cooling off under Florida’s warm sky. Pool heating is available for an additional fee, and comfortable outdoor furniture invites you to relax by the water at any time of day.



Resort access

Your stay grants free entry to The Retreat at ChampionsGate, where a resort‑style pool with water slide, lazy river, cabanas, tiki bar, fitness center, movie theater, games room, playground, volleyball courts, and tennis facilities await. Golf enthusiasts can enjoy a public 18‑hole course, driving range, putting green, and clubhouse.

Located in the gated ChampionsGate community of Kissimmee, the home sits close to dining, recreation, and essential services. Easy access to I‑4 and Highway 27 makes trips to Disney World, Universal Studios, and other Orlando attractions straightforward, while the community’s own restaurants and shops add convenience to both busy and relaxed days.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard.



Up to (2) cars may park in the spaces near the house. Do not block sidewalks, driveways, or park on the grass. Please follow standard parking rules. We are not responsible for towing or fines resulting from parking violations.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guests reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.



Balcony Safety Notice

Please be advised that the internal balcony is not intended for climbing, sitting, or leaning over. For your safety, do not walk on, climb over, or place weight on the railing.

Children must be supervised at all times in this area.

Management and ownership are not responsible for accidents or injuries resulting from misuse of the balcony or failure to supervise minors.
