The fully equipped kitchen offers everything you need to cook at home, including modern appliances, cookware, and a large dining table for shared meals and board games. A guest bathroom is conveniently located on the main floor for guests.

The primary suite is furnished with a luxurious California King bed, a private ensuite bath, and direct access to the deck — the ideal spot to take in serene mountain views morning or night. Two additional bedrooms each feature comfortable queen beds, with a guest bathroom conveniently located nearby.
Step outside to discover multiple spaces designed for relaxation and connection. Soak in the bubbling hot tub, gather around the fire pit, or lounge on the spacious deck with ample seating for morning coffee or breathtaking sunsets. For outdoor dining, fire up the grill and enjoy meals at the dining table, followed by a friendly game of cornhole.

Roads to this house are primarily gravel and this property does have a steep incline as you traverse to the driveway.
In the winter season, we strongly recommend that all guests come well-prepared for snowy conditions. Opting for vehicles with either FWD or 4WD is highly encouraged for a smoother winter experience. Additionally, please be aware that tire chains may be required for traversing Wolf Creek Pass during winter. Refunds will not be issued if you arrive unprepared and encounter difficulty reaching the property.

**Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.**

To cool the home during warmer months:
Open windows during the cooler morning hours to bring in fresh mountain air.
Use ceiling fans throughout the day to help circulate cool air.

Basic Instructions for Use:
Open the damper before lighting a fire to allow smoke to exit through the chimney.
Place crumpled newspaper and kindling at the base, then stack a few logs on top.
Light the newspaper and allow the fire to catch. Add logs as needed.
Never leave the fire unattended.
Use the fireplace screen at all times to prevent sparks from escaping.
When finished, let the fire burn down naturally and ensure embers are cool before closing the damper.
Firewood is typically provided nearby. Bundles can be purchased at select gas stations and City Market. Please do not use treated or painted wood.
Radiant Floor Heat:

Gas fireplace: The glass doors should be open when control is set to ON and fire is burning, and the doors should be closed when control is set to PILOT and fire is not burning, and pilot flame is on.

Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun!
We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.)
Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
There is a pet fee of $45. Dogs ONLY.
Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.
Please contact the property manager to confirm availability for late check-out. Failure to comply with the check-out time may result in denied access to the property or immediate eviction.
