This sensational 4 bedroom villa, situated in the ideal location of Protaras, within close walking distance to all the beaches and amenities is the epitome of luxury. With its state-of-the-art furnishings and fittings, contemporary décor and lavish extras that it offers, this villa is the ultimate choice for those looking for a relaxing yet out-of-this world stay.

As you enter the villa, you will find the grand and highly stylish open-plan living room, kitchen and dining area, surrounded by bi-fold patio doors leading to the garden and pool area
The living room is complete with comfortable sofas, widescreen and Satellite TV, the dining area has a table and chairs to seat 8 people and a modern kitchen that is complete with all appliances and utensils needed for a self-catering stay, and includes a breakfast bar with extra seating for 4 people.
One of the four bedrooms can be found on this floor with an en-suite bathroom, double bed and full access to the garden and pool area.
The added luxury of an elevator is also on this floor.

Upstairs, you will find the remaining 3 bedrooms, one double and two twins, all of which have an en-suite bathrooms and a very large, shared balcony that is complete with a seating area as well as sun-loungers.

One of the main features of this villa is the extravagant roof terrace overlooking the sea-views. With its spacious and shaded seating area, dining area and the bonus of a hot-tub, it is ideal for spending your evenings to just relax, unwind and enjoy a drink whilst appreciating the views on offer

The resort area of Kapparis is located between the larger resort of Protaras and the main town of Paralimni. Whilst smaller than the neighbouring areas of Protaras and Pernera, it has become a popular destination for holidaymakers who want to be close to the sea and tourist amenities but also be able to relax on holiday in a quiet location.
Kapparis has a number of local and international restaurants and bars and is popular for its clean and sandy coves and beaches which are especially suitable for families with small children.
The three main beaches are Fireman’s Beach, Malama Beach and Ayia Triada Beach. Each one is picturesque in its own way, with shallow, clean waters and soft sand. Sun loungers and umbrellas are available for rent at each beach with a selection of food and drink facilities within easy reach.
For those who want to explore the area, car hire is readily available or why not make use of the local bus service which passes frequently from the outskirts of Kapparis into the nearby resorts of Pernera, Protaras and Ayia Napa during the summer months. Paralimni and a good range of shops and supermarkets can also be easily reached by bus.
If you’re looking for a relaxing holiday with a chilled atmosphere, Kapparis is a great destination.

Great stay!

We stayed here as a friend group for a wedding/holiday in May 2025 and the villa exceeded all our expectations! The villa is really modern and super clean. It’s in a great location to walk to the strip and beach within minutes.There were a few minor things that didn’t work on check in, but they were all fixed/rectified within 24 hours with great communication from the property manager.Great communication in the lead up to arrival too.
