Guest Access

Guests have full access to the villa's main living areas, including all 4 bedrooms, 4.5 bathrooms, kitchen, laundry area, private pool, BBQ area, wraparound porch, rooftop terrace, outdoor spaces, and on-site parking.

Locked owner storage closets, private cabinets, and designated private areas are not accessible to guests.

Iguanas may occasionally visit the yard. They are part of the island environment and should not be fed or disturbed.

ADDITIONAL HOUSE RULES

Welcome to Casa Samona. We hope you enjoy your stay. To keep the villa safe, comfortable, and well-maintained for everyone, please follow the rules below.

GENERAL HOUSE RULES

• No smoking inside the villa, on patios, terraces, rooftop areas, or while using outdoor furniture.
• No pets are allowed.
• No parties or loud gatherings.
• Quiet hours are 10:00 PM to 9:00 AM.
• Please respect the neighbors and the quiet Belair community.
• Do not move indoor furniture outside or move outdoor furniture to another level.
• Report any damage, breakage, leak, or maintenance issue immediately to Seyannah Properties.
• Guests are responsible for damage caused during their stay.

POOL RULES & SAFETY – SWIM AT YOUR OWN RISK

• There is no lifeguard. Guests use the pool at their own risk.
• No diving or running around the pool.
• Children must be supervised by an adult at all times.
• No glass, bottles, or breakable items in or around the pool. Use plastic or pool-safe cups outdoors.
• If glass breaks in or near the pool, the pool may require professional cleaning, draining, and refilling at the guest's expense.
• Do not use the pool if you are under the influence of alcohol or feeling unwell.

SLIPPERY OUTDOOR AREAS

The pool deck, porch, rooftop terrace, stairs, lounge areas, and other outdoor surfaces may become slippery from rain or pool water. Walk carefully, do not run, and use non-slip footwear when surfaces are wet.

POOL MAINTENANCE

The pool maintenance team may enter the outdoor area during scheduled service. They are there to keep the pool clean, safe, and ready for your enjoyment.

AIR CONDITIONING

• Keep doors and windows closed while AC is running.
• Turn off AC when leaving the house and in rooms that are not being used.
• Running AC with doors or windows open may cause leaks, system damage, and excessive utility costs.

GARBAGE

• Bag all garbage and bring it to the designated community bins at the entrance.
• Tie garbage bags securely.
• Do not leave garbage inside after check-out or outside the front door or pool area.
• Do not leave food waste exposed, as it may attract insects or animals.
• Dispose of garbage regularly during your stay.

SAND & BEACH CLEAN-UP

Please rinse sand from your feet before entering the villa using the outside tap or designated rinse area. Shake out beach towels, bags, and shoes before bringing them indoors. Sand can clog drains, scratch floors, and damage showers and plumbing.

FIRST AID & FIRE EXTINGUISHER

The first aid kit and fire extinguisher are located in the kitchen area for easy access.

STOVE & OVEN SAFETY

• Never leave the stove or oven unattended while in use.
• Turn the stove/oven completely off after cooking.
• This is essential to help prevent fires and protect the villa.

OWNER CLOSETS & PRIVATE AREAS

Locked closets, storage areas, private cabinets, and owner spaces are not for guest use. Do not attempt to open them.

BBQ / GRILL RULES

• Never move the BBQ indoors or into an enclosed area.
• Keep the BBQ away from flammable items and never leave it unattended.
• Make sure the gas is properly turned on before use and completely turned off afterward.
• If you smell gas, do not light the BBQ. Turn off the gas and contact Seyannah Properties.
• Do not use the BBQ during high winds or unsafe weather.
• Do not pour oil, grease, or food waste onto patios, grass, plants, or pool areas.
• Use proper BBQ tools and do not place hot items directly on tables, counters, railings, or outdoor furniture.
• Allow the BBQ to cool safely before cleaning.
• Guests may be responsible for damage caused by improper BBQ use, fire, grease stains, melted items, or failure to turn off the gas.

ROOFTOP, BALCONY & OUTDOOR AREAS

• Outdoor areas are for registered guests only.
• Use furniture, railings, loungers, and outdoor spaces respectfully.
• Do not sit, stand, climb, or lean over railings, walls, balcony edges, or rooftop edges.
• Children must be supervised by an adult on the rooftop, balconies, stairs, pool deck, and outdoor areas.
• Keep noise respectful, especially during quiet hours.
• Do not use the rooftop during heavy rain, high winds, storms, or unsafe weather.
• Report broken, damaged, or missing outdoor items immediately.
• Guests may be responsible for damage to outdoor furniture, railings, walls, cushions, décor, or rooftop items.

EXCESSIVE CLEANING & CONDITION

We understand that vacations can get messy; however, if the villa is left in an unreasonably dirty or inconsiderate condition, an additional US$150–550 deep-cleaning surcharge may apply.

Examples include excessive trash, strong odors from unaddressed spills, food or grease left on surfaces/appliances, stained furniture, or excessive sand and debris throughout the villa.

Any signs of prohibited or illicit drugs on the premises may result in a minimum US$500 charge per situation and may result in removal from the property without refund.

PLUMBING & DRAIN CARE

Sand and hair can quickly block drains. Please remove sand before entering and take care in showers and sinks. Additional plumbing fees may apply for avoidable clogs.

TOWELS & LINENS

• Please help keep towels and linens stain-free. Avoid makeup, tanning products, hair dye, self-tanner, oils, nail polish, and similar products.
• Pool and beach towels must be returned. Missing towels are charged at US$25 each.
• Replacement charges may apply for permanently stained or damaged towels or linens.

TROPICAL ISLAND REALITY

Sint Maarten is a tropical island. Occasional insects, lizards, iguanas, salt air, outdoor dust, sand, wind, rain, or brief utility interruptions may occur despite regular care. Please report concerns promptly so our team can assist while you are on the island.

DO NOT TAMPER WITH PROPERTY SYSTEMS

Guests may not attempt repairs, reset equipment, move routers, adjust pool valves, open mechanical rooms, or tamper with pumps, breakers, gas lines, water valves, shutters, owner systems, or locked areas unless instructed by Seyannah Properties.

If something is not working properly, contact Seyannah Properties so our team can provide guidance or arrange the appropriate vendor.

KEYS, REMOTES & SECURITY

• Lost or unreturned gate remotes are charged US$250.
• Lost or unreturned hard keys are charged US$150.
• Lock all doors and windows when leaving the property.
• Exterior security, gate, or doorbell cameras may be present for property security. No cameras are located inside the home or private guest areas.
• Locked closets, storage areas, and private owner spaces are not accessible to guests.

VALUABLES, LIABILITY & MANAGEMENT RIGHTS

Guests bring money, jewelry, passports, electronics, and other valuables at their own risk. The owners, staff, and management accept no liability for loss or damage.

In-room safety deposit boxes may be available and should be used when provided.

Guests agree to follow all house rules and are personally responsible for costs or charges incurred during their stay, regardless of payment method.

Management reserves the right to remove guests who violate the house rules, without refund.
