VILLA BALZE, near Florence
It is part of a large estate spanning approximately 14 hectares, featuring woodlands, meadows, and oak and chestnut trees. Access is via a private road (about 500 meters long) with an automatic gate and parking area.
It offers beautiful panoramic views of the Casentino Valley and the town of Poppi (located about 4 km away).
There is a patio with garden furniture and a lovely outdoor stone barbecue area complete with a roof, wood-fired oven, sink, workspace, and storage. Just a few meters from the house lies the swimming pool (11 x 5 m), featuring night lighting, sun loungers, umbrellas, and an outdoor shower (hot and cold water).
The interior boasts exposed beams, wooden ceilings, beautiful wall decorations, and handmade curtains. The upstairs bedrooms are decorated in various pastel shades. The house is tastefully furnished with period pieces and antiques. Amenities include satellite TV, a CD player, a radio, a washing machine, and gas central heating.
Note: There is a ground-floor double bedroom with a shower/WC that is accessible to guests with disabilities.
VILLA le BALZE: 6-room villa for 6 people, 2 floors, 150 sqm. Entrance into a living area with a sofa; an open-arched living space featuring chairs, a sofa bed, and a cast-iron wood-burning stove. A sliding door leads to the separate kitchen (equipped with a 5-zone induction cooktop, oven, dishwasher, freezer, and coffee machine), which includes a dining area, a fireplace, and direct access to the outdoors. Double bedroom. Shower/WC (accessible to guests with disabilities).
Stairs lead from the living/sleeping area to the first floor: a hallway with direct outdoor access. Two double bedrooms and two bathrooms, each with a shower/WC.
Here, past and present blend together, allowing guests to share in the essence of Nature—something humanity has humbly recognized and preserved. The owners welcome guests with their specialties upon arrival and again mid-week.
The Adriatic Sea is approximately a 90-minute drive away, and the Tyrrhenian Sea is about 120 minutes away. Swimming is possible in the lake (located approx. 1.5 km from the center of Pratovecchio Stia) or in the Arno River. Excursions can be made to the Poppi Zoo Park or the Sanctuary of... ...Verna, the Hermitage of Camaldoli, and the Casentinesi Forests National Park.
Florence is a one-hour drive away, Arezzo is 40 minutes away, and Siena is 90 minutes away. From Arezzo, you can reach Rome by high-speed train in just one hour and five minutes, making day trips to the capital a viable option.

Pets: €6.00 per pet, per night.
