"The place is great, especially because it’s so close to SM City Lipa and the terminals, just a 3 to 5 minute walk. Super convenient. I booked a basic double room and it was okay for the price. It can get a bit bright at night because of the curtains and outside lights, and you might hear some noise from outside or nearby rooms. I’d probably try the deluxe room next time. Breakfast was really good. I just wish it already came as a full meal instead of adding rice separately. Room delivery is 20...

"Facilities, changed room 3 times. First room the toilet bowl doesn’t flush, second room smells terrible, third room the sink drainage is broken when used water splashes out directly on the floor not on the drainage, vacant lot near the room area is used for garbage. Can’t stand it so instead of 2 nights we checked out early morning (4.00 am) the following morning. "
