The small villa, approximately 95 square meters, features a living room, a dining room, and a kitchen with an adjacent storage room on the first floor; upstairs, there is a bathroom with natural light and a bathtub, three bedrooms, and an adjoining room with a workspace for a home office and an area that serves as a walk-in closet. On the first floor, there is a bedroom and a couch that can be used as a sleeping area with a mattress topper. All rooms are bathed in natural light and cozy, freshly furnished with new furniture.
The first floor features ship-plank parquet flooring, while the upper floor has high-quality wood-look vinyl flooring.
The private, secluded garden is divided into a lawn area with wooden lounge chairs and a patio area, also furnished with sustainable wooden furniture and a charcoal grill.
The house was built in 1930 and has been renovated to meet current energy efficiency standards.
The kitchenette will be replaced and expanded shortly, and a wood-burning stove will be installed in addition to the current gas heating system. An additional bathroom with a shower will be added on the first floor.
Pönitz is a district of Scharbeutz. Within walking distance of the house, you’ll find a bakery, a supermarket, a doctor’s office, and excellent public transportation connections.

Or travel comfortably by train and walk to the house. By bus or train, you can travel directly to the Baltic Sea beach and the promenade in Lübeck Bay without the hassle of finding parking.
By car, you can also quickly reach the beach in five minutes via the nearby major access roads, or get to the highway in two minutes to reach your destinations in Timmendorf (15 min), Lübeck (25 min), Fehmarn (45 min), or Hamburg (45 min).
By bike, you can also reach the beach directly via a very well-maintained bike path that’s 6 km long.
