This is a 1 bedroom, 1 bathroom suite on the first level of a larger single family home. The living room has a sofa bed that can sleep additional 2. Owners live upstairs but the unit has utmost privacy with a separate entrance and a door locked between first floor and the rest of the home.

**About the Reservation** • In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening. • We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise. • For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.
**About Fees & Pricing** • The regular nightly rate covers 2 guests. Additional guest fees are $25 per person per night, up to a maximum of 4 guests. Please indicate an accurate number of guests. • We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday's pricing.
**House Rules** • This is not a pet friendly home. $500 fine for unauthorized pets. • Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

Our stay was good. Studio and the neighbourhood was nice and convenient for our needs. Husband enjoyed looking for new running routes and learning what was nearby.
The View Ridge Guest House was our home for a week while in the area visiting our oldest child. It was close to where he lives as well as other fun things to do in Seattle. The property was clean and spacious for the 3 of us. AC/Heating unit in bedroom and front room kept place very comfortable during our stay. Enough linens for everyone as well as a washer/dryer in unit. Street parking on 68th was easy and convenient. Had a small desk that I was able to work at when required. Communication with the PM was through text and check in and check out was seamless. We used as a home base and would definitely stay here again in the futureTwo minor drawbacks we experienced- we were unable to stream to the TV and the occupants above can be heard each morning and evening.FYI the bedroom window faces East and the sun comes in as it rises (only an issue for me since my family thinks I am a vampire)
The location was beautiful. The studio was lovely a great space. But I was a little disappointed on how the bathroom smelled like mildew and I had to keep the air vent fan on the entire stay as well as the washer had the most disgusting odor. There’s no windows that could be opened, so when we were cooking breakfast, I had to leave the front door open. There also were a few large dead spiders in the corners. There was no garbage bags, no sponge to wipe the dishes before putting them in the dishwasher as well as no iron. I had to purchase an iron from target and had to leave it there since I couldn’t bring it on the plane. In the listing, it was ask of us not to disrupt the owners who lived on the property, but I also felt like it was rude that they allowed running and hard footsteps to disrupt the families that rented the studio property. Next time I will be more mindful on the space I choose to rent. On the upside, the property management was a 10 out of 10 for me. Would definitely work with them again.
