This superb new villa has been completed to a very high standard, and offers luxury accommodation together with large swimming pool, set in peaceful, private and picturesque surroundings. It is a big stylish 4 bedroom private villa of 350 square meters in a plot of land 4.000 square meters land, with traditional stone to its external walls, which blends in with its surroundings. The Stephanie villa is roomy, comfortable and welcoming. An ideal home for someone who loves the village life with a touch of sheer luxury.

The position of the villa near the river makes it a welcome retreat in the hot summer months as the climate is much more comfortable than the coastal resorts and less humid.

With breathtaking views that surround the resort with the mountain views this property is highly recommended for a truly unforgettable stay.


Upon entering the villa you will find on the ground floor a modern furnished open plan kitchen with dining and living area, with patio doors leading out to the patio where you will find the villa’s private heated swimming pool (with an extra cost).

The modern kitchen is equipped with fridge/freezer, electric oven and 4 ring hob, microwave, French coffee machine, Cyprus coffee machine and toasted. Is fully furnished from plates, classes, wine classes, pool classes, pots and all necessary things for cook and enjoy your holidays.

The Kitchen living area has a blue color suite comprising one 3 seater settee and one 2 seater settee with coffee table, side tables with table lamps and working fireplace. For entertainment there is a TV with satellite (with more than 250 channels) and a DVD player. Also located on the ground floor is a separate WC.
The main living area has an off-white color suite comprising with two 3 seater settee and one 2 seater settee with coffee table and side tables with table lamps. For entertainment there is a 36’ TV with satellite (with more than 250 channels) and a DVD player.
The dining area is equipped with a large dining table and 8 chairs with view of the pool and the mountain from the big window.
Also, in the ground floor there is one double bed bedroom with en-suite bathroom.

On the first floor is located the villa’s further 3 bedrooms. There are 2 double bedrooms and one twin bedroom and all have its own luxury en suite bathroom. The main bedroom has a balcony, where you can enjoy the wonderful views over open countryside and the pool view.
All 4 bedrooms in the villa are equipped with air conditioning units for both cooling and heating which are included in the price. A hairdryer is supplied and a baby cot or extra small bed and highchair can be provided on request.

Also in the first floor there is a second kitchen equipped with 2 ring hob, microwave, cloth wash machine, dry machine and iron.

In the front of the villa there is private road for entrance in the villa with parking space for 6 cars.

The villa has a large covered terrace with access and view of the pool area. It has a large wood table with 8 chairs for enjoy your dinner under the stars with incredible view of the pool and the mountains.

To the rear of the villa is the patio area, where you can enjoy the sun on one of the sun beds placed around the private swimming pool (8m x 5m). By the pool there is also a poolside shower. Near the swimming pool there is a kid playground with grass, fields with swings and other toys for spend your kids unforgettable times. the swimming pool can be heated (WITH EXTRA COST) when you need it.

Surrounding the villa there are different kind of trees where you can taste the fresh fruits and various flowers and shrubs.

Villa and pool lovely but bedroom storage In Master bedroom and downstairs bedroom disappointing . Welcome pack very helpful and the villas position in the midst of farmland was stunning . Having two big fridges and freezers was extremely helpful . The Venetian bridge was just yards from the villa and very interesting . The verandah was brilliant and with lovely furniture . With temperatures of 44c the pool was a fabulous bonus

Lovely venue

We throughly enjoyed our two week stay at Stefanies Villa. The three grandkids were throughly spoiled and had plenty of room to run around the big playing area. Pool was heated due to the time of our visit and it was just the ideal temperature for all to have have a regular dip in the pool.,Bedrooms are spacious and weekPositions for everyone to have a good night sleep and not on top of each other. A hire car is essential to get around and visit the lovely restaurants on offer around the area. We loved our stay and will book this place again for sure. Katerina and George are very friendly and respond to questions straight away.

Exactly like the pictures! Absolutely stunning villa and views! Was a bit tricky finding it the first time, but hired a car and was so easy to drive about, everyone so friendly! Would definitely stay again!

Lovely villa perfect for families

The villa was very clean. Check in was easy and I was informed about the process in advance. The villa had everything we needed, Our stay was in December, due to the colder weather the beds were adequately made with plenty of duvets and blankets. We asked the owner to order firewood for us which arrived promptly. Would definitely book again a super quiet relaxing place to stay.

Beautiful villa

Stephanie villa was a very pleasant stay. The villa itself was beautiful, with all the necessary facilities and more. There was plenty for our 6 year old to enjoy too. The owners were lovely and quick to deal with. I would definitely recommend.

Stephanie Villa is great!

We had a perfect stay at the Villa. Katerina and her husband were very helpfull. Really nice views from the veranda and we enjoyed the heated pool every day even at the end of october. It`s around 20 min from Polis and 45 min from Paphos so car is recommended.

Absolutely amazing

The whole time at Stephanie Cilla was wonderful. Everything was easy, the communication from Katerina were perfect and we had everything we needed. As we stayed in December it was colder than the summer but Katerina organised a delivery of wood (at our cost) for the log fire - which was a perfect amount for a blazing fire every night and just added to the holiday. The rooms were a wonderful size and had plenty of bedding, the bathrooms were clean and modern. The kitchen had everything we needed to cook for ourselves and the location is nicely secluded. We will be returning

Family group holiday

The villa host could not have been more helpful and very easy to communicate with. Very good set up and layout with lots of indoor and outdoor space to relax and for the children to play. Its a little far out from anything you can pop to but if you dont mind a car ride out for dinners and day trips than it has everything else you need.

Fantastic villa

Really great villa - absolutely huge, spotlessly clean and in beautiful surroundings. Swing and trampoline perfect for the kids. Host left breakfast stuff for us when we arrived and brought us a cake when they came to clean the pool, which was a lovely touch. There are limited amenities in Simou (the nearest village) so a car is essential. Well-stocked smaller shops in Giolou and good supermarkets in Polis / Paphos. Latchi and Akamas peninsular very close. Highly recommended!

Amazing villa

We arrived in the late evening and woke up to the most beautiful valley you could imagine. The farmers across the valley drove their sheep and goats to the lower pasture daily - never failed to entertain our kids! Plenty of space for the kids to play, and the serenity of the valley was just perfect. Beautiful trails nearby for hiking, and the communication with the hosts was always prompt, clear and easy going! Can’t recommend it enough.

Great Choice

With only 15 minute drive to Polis and 30 minute drive to Paphos, make Stephanie villa a great destination for someone who wishes to combine the peace and quiet of the mountainous village life and the night life of Polis and Paphos. I have visited the Stephanie villa twice and I have enjoyed every minute of my stay. Great location with privacy and fantastic view. The kids loved the pool.

Lovely Villa with beautiful views of mountains. Everything we needed was provided with the exception of bin bags which was a nuisance. The motor on the BBQ was temperamental, possibly due to a faulty connection on the switch switchsswitch.anuisance

It's a lovely place - the pool is fabulous, we spent a lot of time in it. Nice play area for the smaller ones. View out to the surrounding hills from pool & veranda was great. Make sure you get all the groceries you need on first visit to Paphos as we made too many trips. But we found some great restaurant's in the harbour - with a car park very close. Try the little restaurant on the right as you travel down the hill towards Paphos - it over looks the reservoir. Limited menu, lady is very friendly and great sunsets.

This Villa is so beautiful & kept very clean. You do very much need a car as approximately 40 minute drive to Paphos Harbour & 30 minute drive in the other direction to Polis! The scenery around the Villa is stunning & is also very peaceful apart from being there when the Hunting season started on Sunday 24/08/25! The pool is an amazing size & good depth only thing the family found was the slope in the pool from shallow to deep end was constantly very slippery and the Roman steps into the pool was also slippery & felt it would be a good idea to put a handrail there! The only other thing we found was the hanging space in the master bedroom wardrobe was not suitable it had hooks pushed into the above shelf jotted around & was very awkward to hang clothes also the downstairs bedroom had no hanging space in the wardrobe at all! Communication with Katrina & George was superb & replied back to you almost immediately! Our family from Plymouth and us from Luton met at Paphos airport & spent 2 weeks at the villa and must say we have made some fantastic memories and had quality family time together! George popped round at the end off our first week cleaned the pool & did a couple off jobs, he brought us a lovely cake (and believe me it was so tasty) and picked some peaches off the trees for us, well they were beautiful tasty & juicy (Thankyou George) Hecalso provided all clean towels, bedding etc x Will definitely be returning as absolutely stunning

Stephanie Villa

Villa is very spacious and so is garden and swimming pool. From day 1 communication with Katerina was absolutely perfect. Replied always straight away and answered to all my questions. She is brilliant host. We have arrived very late at night and Katerina left for us food and water. Life saver as we could not buy anything in the shop that day due to late flight arrival. We've had lovely time on our holiday. You can find everything you need in villa including lots of things for children. Definitely highly recommend this property and property manager.
