Excellent property! Well maintained and excellent staff. We've been coming to St Maarten for almost 40 years, and this is one of our favorites. Easy access to both Simpson Bay restaurants as well as the beach. Love the swim up bar!

This place is awesome!!!!

We have stayed at various islands and Mary Ellen and Matthews place is the BEST one. Easy 25 step walk to the beach. This place was the best by far. If we ever get back to this wonderful island I hope we can stay there again. Great condo guys!!!!

Great Condo!

Great condo for 4 people! The property has nice amenities with walk out patio access to the beach. Property is within walking distance of many grocery stores, restaurants, and bars. Mary Ellen was very receptive to adjusting our stay and providing us with great information.

St Martin paradise

Great Place

We have stayed at this unit a few times over the years and it never disappoints. Being a 1st floor unit, you literally walk to the beach/pool/bar/gym in seconds. The owner is wonderful and the place is always clean. When you know you will have great accommodations, the vacation is even better!

Amazing beachfront condo in Hilton Royal Palm

The room was perfect - views opening to the beach, with private porch. Two large bedrooms, fully equipped kitchen, and within the Hilton Royal palm with a gorgeous beach, free towels and tiki hut umbrellas, and access the the hotel's pool, swimup bar, restaurant, and fitness center. Close to airport (but not too close), close to restaurants and other beaches, not far from casinos and a short drive to the main town of Philipsburg.

Royal Palm in St Maarten

We are very familiar with the Royal Palm since we were timeshare owners years ago. The units have been redecorated and are very clean. Customer service was great and staff was eager to please. Our host was great.

Great trip - fantastic accommodations

We had an awesome stay. Property was exactly as represented and I’m happy to give one more 5-star rating! Proximity to beach was perfect. Everything we needed was on hand and questions to Van were replied to promptly. Everyone from front desk to bar staff were kind and friendly and location was centrally located and safe. We’ve already been telling folks to look this one up if they make plans for a trip to St Marten. Thanks so much!

Great Place to Stay!

From the moment we checked in we knew that we had booked the right place. The Unit was exactly as described. Location was great. Right on the beach. Clean and well stocked. Van was a pleasure to work with. Very quick to respond at all times. We are in the process of rebooking now for another stay. We can not wait to return.

Best place on the island

Absolutely loved this place. Mary Ellen is wonderful to work with even provided guidance for using cell service on island, dining & activity recommendations. Secure parking, secure private beach - waters very calm on this beach, unit near end of building, private porch 10 steps from beach, beach towels included, pool, volleyball, restaurant & bar, shopping on site, grocery & restaurants very nearby, friendly staff. Not far from airport, but you never hear airplanes. Tip: Because you are renting from owner (not the resort), you are responsible for washing your own bath towels. However, free laundry is very near and just to the right. Did not use washer/dryer in unit. Fabulous, restful stay.

I’ve stayed previously, with friends, at the Royal Palm. This unit , is a walkout, directly, to the immediate , provided, beach seating. Stunning views. Fast service, from onsite, staff. Ice, and water, from the tap, was amazing! Short walk to rent snorkel gear, picking up groceries, and even going out to dinner! They also helped us rent, a JEEP, which is a must, with weather and terrain, when driving, to the various beaches. They also provided, a ride , to the airport and , picking up our jeep. Bar staff was amazing!! Bar food was super yummy! Also, Royal palm, has daily fun events for guests. Washer & dryer, worked perfectly, with our needs. We also made our own, breakfast & lunch daily, , between our adventures, and going to restaurants. ,Splash Jewlers, Peter, helped my, now fiance, pick out an amazing, jaw dropping, engagement ring. Will definitely, use the location again, owners, we’re immediately, responding, to our needs. Thank you!!!

Location, location, location!!

Location is what it’s all about. Wonderful condo, amazing beach, and great variety of nearby restaurants. Van is a super host; very responsive and accomodating. The condo has everything you need for an enjoyable beach vacation. We’ve stayed at RP many times and will keep coming back. This was our first time back since 2017–COVID and the hurricane damage kept us away for a while. The only negatives ((out of host’s control) were: (1) check-in process—as usual, we could not get into our room until after 4:00 pm. It was almost 5 pm when we finally gained access. So, be prepared to wait. (2) a beach bar opened next door, which played loud music from ~10 am onward. The bass was thumping all day and until very late at night. Good news, though, is that we were told Hilton bought the property. So, the bar should be shutting down end of April. All in all, another fantastic stay in SXM.

Great 2-bedroom unit literally steps from the beach

Wonderful stay with my husband, 4-year old, and in-laws. The suite is large and comfortable and the beach is only steps away from the patio door! The kitchen was fully-stocked with the essential cooking utensils, as well as some food, laundry detergent, and beach things for the kid. There was a small convenience store just down the hall for anything you may have forgotten or couldn’t bring on the plane. Loved the pool with a swim-up bar, and I appreciated the large shallow section for our 4-yr old. The only minor downfall was not Von’s fault. We arrived at about 5:30pm when checkin time was 4pm. The room was not ready and we had to wait around a while in the lobby until the room was cleaned. Plus they only clean the room once every 8th day unless you pay for it sooner and there was no broom in the room. Being on the beachfront, it’s hard to keep sand off the floor that long, esp. with a 4-year old running around. Otherwise the stay there was fantastic, the staff was super friendly, and Von’s place was very accommodating. Hotel was in an excellent location, and it was convenient to get just about anywhere. Lots of restaurants nearby and close to the airport.

Fun time on Simpson Bay

Other than the wait to get checked into our condo, we had a great time. We have stayed at Van’s condo before so we knew what to expect. The renovation done a few years ago was very nice. Being on the ground floor and a patio a few steps (3) from the beach was so nice. We could easily run back to the condo for anything we needed. Hilton does a great job maintaining the beach and surrounding area. We also enjoyed the security provided. The pool and bar were fun and we enjoyed many a happy hour during our stay. We had a concern our first night because the music next door at a neighboring restaurant was so loud, it was almost unbearable and it went way past their closing time. But that was the only time and it may have been a special event. We particularly liked watching the mega yachts going into and out of the marina each day. I highly recommend this condo for a relaxing time, convenient to great restaurants walking distance from your doorstep ( literally across the street). The secure parking was wonderful and we never had to worry about a place to park. My wife and I would definitely rent from Van again but hopefully for a longer period. The week went way too fast.

Perfect Caribbean vacation

The property was amazing! Inside contained everything we needed. It was pristine and opened to the most beautiful view of the beach and ocean—only eclipsed by the phenomenal sunsets. The host was responsive and knowledgeable. All of the employees were friendly and helpful. It was walking distance to many great restaurants and parking was easy and convenient. I recommend this to anyone seeking the relaxation and enjoyment of Sint Maarten’s island life.
