INTERACTION:
We tend to let our guests have peaceful enjoyment of their vacation. However, pool and hot tub maintenance and chemical balancing occurs 1-3 times a week depending on the season. This is conducted for safety and cleanliness. You may or may not see these trusted contractors during your stay. They will not knock on the door or announce themselves as they usually are in and out very quickly and do not want to disturb your stay. Do not be alarmed. They have permission to be in the pool and pump areas. We are nearby and are here to ensure you have a great stay if you need us!

The house is a Twin in which there are no shared areas. Guests have access to the entire property as advertised. Pool is private for Tiki Time guests' use only, not shared with the adjoining twin. Nothing is shared. It is completely private.

It is recommended to have a car but if you don't you can meet most of your needs using the golf cart, walking, or catching a cab, Uber or Lyft.

It is expected that the guest will return the property and all that is included, in the same condition in which it is received besides needing a regular cleaning and linen service. Excessive cleaning and damages will result in extra fees.
*Our cleaning fee includes: Standard cleaning upon departure from regular use up to 14 day stay, all bed linens with the beds made upon arrival, bath towels, STARTER PACK of paper products/dish soaps/sponge/kitchen towels, basic cooking staples, and outdoor cleaning including grill

While the property is child friendly the property is not necessarily child or baby proofed. Parents are expected to provide any child/baby proofing desired. Parental supervision is required.

While the property is pet friendly there are some guidelines for pets:
1. Maximum of 2 pets 60lbs and under only, no aggressive breeds allowed
2. Pets must be fully house trained (incontinence, behavioral) and crated when left alone, you provide the crate
3. Pets must be treated for fleas within two weeks of stay and be vaccinated for Rabies
4. Pet Fee of $20 per pet, per day is non-refundable and is NOT an 'extra cleaning fee'. (this fee is flexible for stays longer than 13 nights... please inquire) You remove ALL pet hair & waste before departing. NOTE: This fee is included in your rate with Airbnb and VRBO IF YOU INDICATE YOU HAVE A PET IN THE PROCESS OF BOOKING. This is not included in other platforms or our direct booking site and will be billed after booking.
5. Pets are NOT allowed on furniture or beds, bring your own bed or blanket for them to sit and sleep on
6. Guest who is bringing pet(s) must agree to the pet agreement

*Pool HEATING is not automatically included and is optional. Pool temperature modification is $100 extra for each week or portion of each week thereof and must be requested (typically) at least 3 days in advance. It is recommended if you plan on using the pool in the cooler months to maximize enjoyment. POOL HEAT is only available during certain times of the year and usually when air temperatures are between 45-75 degrees Fahrenheit. The months of Jan-Feb can generally be too cold to heat the pool to a comfortable temperature. We set the WATER temperature between 80-90 degrees Fahrenheit. A pool heater is designed to make swimming just a bit more comfortable in cooler (not freezing) weather. Please inquire if desired.

***FOR STAYS 29 DAYS OR LONGER: We require cleanings/inspections every 2 TO 4 weeks during longer stays. The cleaning fee is much less than the departure cleaning fee at $175, however, you will be responsible for this fee for each clean during your stay. You must authorize this as a separate charge. You must also be flexible to allow our staff entry into the home for approximately 1-2 hours to perform regular cleaning tasks each time. We will coordinate the schedule directly with you. Please also note that this price does not include linen service but that service is available for an additional cost. Please inquire. USPS DELIVERY IS NOT AVAILABLE FOR REGULAR MAIL AT THIS SHORT TERM RENTAL PROPERTY. PLEASE SECURE OTHER METHODS LIKE A P.O. BOX IF YOU WISH TO GET MAIL WHILE STAYING LONGER THAN 29 DAYS. FEDEX AND UPS CAN BE DELIVERED.
