Disliked: Amenities
The Villa is conveniently located in the downtown just a short walk from Republic Square. The entire area is very walkable with shops, grocery stores, and restaurants.
The inside of the Villa is quaint but needs some updates to the bed linens and towels (holey and not because the country has a lot of churches). The breakfast is a shared experience.
In the room, need information sheet on how to use television. There was no hair dryer, and the shower doors need replaced due to rust in the mechanism as well as the pungent sewer smell. A plus is the hot water.
There was a communication issue as well with the night staff knocking on my door at 0015 to inquire if I had checked out early. Yet, I had seen him when I came in at 1900 the night before. To say the least it was not convenient or appreciated as I was leaving in 2 hours and didn’t get as much sleep as I had hoped.
Overall, the location is nice but the place needs to make some updates.

Super cute, boutique bed and breakfast conveniently located in the heart of Yerevan and walkable to all parts of the city. If you are looking to wake up early and explore the country while staying stationed in Yerevan, this is the right place for you. The staff is super kind, friendly, and helpful; they really treat you like family.
One thing of note, while the listing says it offers "laundry facilities", it is actually a typical hotel-style laundry service where you are charged per item. This was a deciding factor on my booking so I was disappointed to learn that I would incur extra charges that I hadn't budgeted for had I used their service.
Additionally, I think the property would benefit from security boxes and mini fridges in each room for extra convenience, but these aren't exactly deal breakers.

Disliked: Staff & service
They never responded to our message informing them of our late arrival due to a flight delay. As a result, no one was at the reception to let us in, and we were forced to book and pay for another hotel, even though this reservation was already paid for. Expedia tried to contact them multiple times, but they still haven't provided any response.
I booked and prepaid for three nights at Villa Delenda. Upon arrival, I was charged again for the full stay. The room, located in the attic and facing south, became unbearably hot (over 30°C) with no working air conditioning. When I asked the owner, she refused to turn it on, citing future cold weather, which was both irrelevant and inaccurate.
A broken fan was provided, but it was not sufficient. The next day, I was told I could leave early and would be refunded for the two unused nights. I accepted, but the refund never came. The owner is now unreachable and has ignored both me and Expedia’s attempts to contact her. Expedia refunded their commission, acknowledging the issue, but the property never returned what was owed.
Extremely disappointed by the dishonesty.
Staff gentile e competente. Consigliamo il soggiorno in questo boutique hotel
