[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Beautiful property for just a short 2 night stay very clean and beach area was so convenient nice for short visit.. The storm door could have been better but all in all a great place for short visit. People did have dogs on the property which I didn’t think they were allowed.. I’m allergic to dog dander.

I was disappointed that there was no handicap entrance to the beach. The room was musty all our items were damp. Room was out dated with limited outlets for chargers and other electronics. Would not book in this building again.
Perfect place for a couple's retreat. The outside of the property was in need of TLC and the upstairs isn't being used. It was worrisome at first glance, but don't judge a book by its cover. Once inside, the room was super clean, and everything was in good working order. You could be on the beach in one minute and the gazebo on the walk to the beach was very nice. The location was convenient and close to many restaurants, a movie theater, and an axe-throwing place. This was nice since we had some rain one day. The beaches were clean and really quiet, especially for a holiday weekend. It is great for a quick weekend with good company.
For us, the property was a bit small but was fine for a weekend. Not sure this would have been the case for longer. However, the beach access was fantastic.

Very nice. Kitchen was well stocked with everything you need to cook.
Overall the experience was pretty good
However, the TV and cable box was hard to work in a sitting position. We either had to stand in front or raise the remount over our heads. Would suggest a wall mount for both.
This rental was wonderfully convenient to the beach! We loved the gazebo, pool and friendliness of others staying at Ocean Sands. It was very quiet & relaxing.
The room was extremely clean & tidy. We also loved that beach chairs were available so we didn't have to pack ours. This was our 3rd time in 4 years utilizing this same room, (the 1st two times under a previous realtor), and we can't wait to visit again!
Absolutely enjoyed our stay here! The studio is perfect for a couple’s getaway & has everything you need. The location is fantastic- steps away from the ocean & outdoor pool, 3mins from Food Lion, & so close to many other shops/restaurants. Would love to stay here again!
