    The Space:

    Pat’s Bach by Stay Waiheke is positioned in an elevated setting, surrounded by established greenery with clear water views across the bay. The home has a warm, grounded feel, with timber detailing, generous windows, and natural light moving through the living spaces throughout the day.



    The main house centres around an open living, dining, and kitchen area that connects directly to the deck. This is the heart of the home, where mornings begin with coffee and views across the water, and afternoons drift easily between inside and out. A wood burner sits within the main living space, adding warmth and comfort during cooler months. The kitchen is well set up for holiday living, with good bench space, full cooking facilities, and everything needed for shared meals at home. The living area includes a smart TV, allowing guests to log into their own streaming accounts during their stay.



    Two bedrooms and a bathroom sit within the main house, offering a comfortable, private sleeping zone that works well for families or couples sharing. A separate sleepout sits nearby, providing a third bedroom and second bathroom, along with the laundry. This separation makes the layout especially practical for groups who want a little extra privacy or for parents and grandparents travelling together.



    Outdoor living is a real highlight here. The decks are positioned to capture the views and sun, with space for outdoor dining, relaxed afternoons, and long evenings looking out across the bay. The grounds are open and easy, with plenty of room to park and move around comfortably.



    It is a well cared for, character filled Waiheke bach with a practical layout, generous outdoor spaces, and views that make it easy to settle in and relax.



    Please note that air conditioning is located in the separate sleepout only. The main house does not have air conditioning but is well ventilated, with opening windows, established greenery, and good airflow throughout the living spaces.

    Guest Access:

    Guests have exclusive use of the main house, the sleepout, outdoor decks, and surrounding grounds.



    Check in is from 2:00 pm.

    Check out is by 10:30 am.

    Early check in or late check out may be available for a fee and depending on back to back bookings.



    The Neighborhood:

    Pat’s Bach sits in a peaceful, elevated position near Oneroa, surrounded by native bush and established homes. The area feels quiet and tucked away, while still being within easy reach of beaches, the village, and ferry connections.



    Little Oneroa Beach is the closest beach to the property and is ideal for swimming, paddleboarding, and relaxed beach days, with Oneroa Beach and Oneroa Village also nearby. The village offers cafés, restaurants, boutiques, and everyday essentials.



    Getting Around:

    The closest bus stop is located nearby, with services running between Oneroa, local beaches, and the Matiatia passenger ferry. Buses also run from Onetangi, stopping near major wineries including The Heke Brewery, before continuing through Oneroa and on to the ferry terminal.



    A car is recommended to make the most of the island, particularly for beach hopping and winery visits. Taxis and ride share services are also available across Waiheke.



    Other Things to Note:

    This is a self-catered holiday home, not a fully catered stay. We provide a starter supply of essentials such as toilet paper, coffee, tea, and milk to help you settle in on arrival. Once these starter items have been used, guests are responsible for purchasing any additional supplies needed during their stay.



    For properties with a fireplace, stays between 1 June and 30 September include a starter supply of firewood. Additional firewood can be purchased from local petrol stations, Woolworths, Four Square, and Mitre 10.



    Beach towels are provided at properties with an available pool or spa. Guests staying at properties without a pool or spa will need to bring their own beach towels.



    There is an Nespresso coffee maker at this property.



    The sleepout has a heat pump with reverse cycle aircon.



    The main house has a fire place.



    Please note that air conditioning is located in the separate sleepout only. The main house does not have air conditioning but is well ventilated, with opening windows, established greenery, and good airflow throughout the living spaces.



    The property is supplied by rainwater tanks. Guests are asked to be mindful of water use during their stay.



    Minimum night stays apply throughout the year.

    Seven nights mid December to mid January.

    Three nights on holiday weekends.

    Two nights at all other times.



    The driveway is steep but manageable for standard vehicles. There is plenty of space to park once at the property.
