With space for up to 12 guests, 4 bedrooms, 2.5 bathrooms, a private hot tub, game-ready garage, and a convenient location less than one mile from The Village at Sunriver, this home offers an inviting basecamp for your Central Oregon getaway.

Inside, Augusta 4 balances generous gathering spaces with flexible sleeping arrangements. The main level features a king bedroom with an ensuite bathroom, creating a comfortable retreat for guests who prefer fewer stairs. Upstairs, guests will find a queen bedroom, a bedroom with two queen beds, and a bunk room with two twin-over-twin bunk beds. An upstairs bonus room provides additional space for children to play, relax, watch a movie, or use the sleeper sofa for overflow sleeping when needed.

The main living and dining areas are thoughtfully arranged for connection. Gather around the dining table with seating for 8, with 4 additional seats at the breakfast bar, making it easy to enjoy family dinners, board games, or slow mornings with coffee before heading out to explore Sunriver. Recent updates, including refreshed kitchen cabinets and new bedding, add an extra layer of comfort to this well-appointed group-friendly home.

After a day of biking Sunriver’s paved pathways, floating the Deschutes River, visiting SHARC, or exploring nearby Bend and Mt. Bachelor, return home to soak in the private hot tub or enjoy a friendly game of foosball in the garage. With 7 adult bikes included, guests can easily cruise to The Village at Sunriver for shopping, dining, ice cream, coffee, and seasonal entertainment.

Please note: Like many homes in Sunriver, Augusta 4 does not have air conditioning. With cool mountain evenings, shaded bike paths, nearby rivers and lakes, and the relaxed rhythm of Central Oregon summer, this home is best enjoyed by guests ready for slow mornings, sunny adventures, ice cream stops, and easy evenings under the pines.

AGE RESTRICTIONS: Guests must be 23 years or older to rent Bennington homes and the person reserving must occupy the home the whole reservation.
