"We booked The Swan Motel as we were attending a function nearby in Beccles, and it turned out to be an excellent choice. This is not 'luxury' accommodation, nor does it pretend to be, but for the price it offers something far more valuable: genuinely outstanding hospitality. The landlord and his team were absolutely fantastic from the moment we arrived. Our event started at midday, and although we arrived just after 11am, they kindly allowed us to check in early, leave our luggage and get on our way. Taxis in the area were almost impossible to find, and when we could not arrange one, the team very kindly helped us get to our event. Later that evening, we returned just after dining hours had finished, but as residents they checked with the kitchen and managed to arrange food for us. Nothing ever felt like too much trouble. Every member of staff we met was friendly, helpful and accommodating. I have stayed in plenty of five-star hotels, but The Swan offers the kind of flexible, can-do attitude that is surprisingly rare in any establishment. Our room was clean, quiet and comfortable, with thoughtful touches such as fresh milk in a small fridge. The food was delicious too — both dinner and the Full English breakfast were excellent. Great value for money, lovely people, and a place we would highly recommend. We would definitely return."

"Wow! What an amazing place for rest and relaxation, just what we were after. Fabulous accommodation in a sweet little rural village, with countryside all around, even just at the end of the wonderful terrace outside - and of course from the great conservatory, very well placed to be at one with nature. We felt we were in an excellent position to be able to explore this beautiful part of Suffolk - half an hour from Southwold on the coast and the same distance from pretty Oulton Broad, the gateway to the Broads.The studio has everything - and more - that you could ever wish for, for your home away from home! Even down to a pair of binoculars in the conservatory so you're able to see and identify any visiting wildlife.The communication with the owner, Jane, was excellent, both before and during our stay, and she made us very welcome as well as ensuring all was OK and that we didn't want for anything. She was also extremely helpful with local information. The studio is very comfortable and the bed is one of the best I've slept on. We found it excellent for my husband who has reduced mobility - it was all flat and we were able to park right outside the gates.We would love to return one day and will certainly be recommending this little oasis to our friends and family "

"Lovely spacious clean twin room with large shower and nice bathroom, Towels changed daily and plenty of tea/coffee in room and access to a fridge with bottled water The staff pleasant helpful and friendly Breakfast was excellent plenty of choice from cereals fruit etc and choice of cooked meals Parking good in hotel car park Would recommend"

"This was my fourth stay in the cottage and hopefully I will visit again. It's compact, but very well equipped and has lots of lovely features, including a beautiful cottage garden at the front and the patio at the back. My visit coincided with a heatwave, so I particularly enjoyed eating outside on the patio in the evening. I also appreciated the fact the cottage didn't get too hot inside, even on the 30C days, so I was able to sleep well. The location is convenient for visiting the coast generally and great birdwatching sites such as Minsmere and Dunwich Heath."

"Room was a fantastic size for the family, however curtains were a little threadbare, and it's in desperate need on painting. Breakfast was limited with no fruit or cereal options that weren't sugary. Enjoy it though"

"We had a lovely weekend in the Shepherd's hut. Very cosy. It is in a very rural position but only a short drive from Beccles and Bungay- we loved the foodie shops in Bungay and the on-site farm shop. It was great to pop out in the morning to grab still warm eggs from the chicken coop, and the goats and piglets kept us thoroughly amused. A really relaxing stay."
