The Space:
Set on a working farm, Burton Farmhouse blends rustic charm with modern comforts. A wide verandah wraps around the home, providing the perfect place to soak in the fresh country air and breathtaking vineyard views. Inside, the spacious living room features plush leather lounges, a cosy wood fire, and Foxtel to unwind after a day of wine tasting or beach exploring. A separate TV room provides a quiet space for reading or for the kids to watch their shows.
The fully equipped kitchen features ample bench space, modern appliances, and everything you need to prepare meals to enjoy at the large farmhouse dining table. Then, enjoy a family tournament in the game room, complete with a full-sized pool table. Reverse-cycle air conditioning ensures year-round comfort.
Stepping outside, the home offers multiple outdoor entertaining areas to enjoy. The undercover patio overlooks the vineyards, featuring a large dining table, BBQ, and outdoor seating under fairy lights, creating a magical evening ambience. A second alfresco space is nestled within the gardens, complete with a traditional wood-fired pizza oven and a charming rustic dining setup. It’s an ideal spot for long lunches in the fresh country air or winding down with a glass of local wine at sunset.
The home accommodates up to 12 guests across six thoughtfully designed bedrooms. The primary bedroom is a private sanctuary with a king bed and an ensuite bathroom with a bathtub. Four additional bedrooms each feature a queen bed, while the sixth bedroom is fun for families, offering two sets of bunk beds. Two more bathrooms with dual sinks ensure convenience for a large group, with one oval deep bath for a rejuvenating soak.
With kangaroos grazing nearby and cattle roaming beyond the fence, Burton Farmhouse offers an authentic country retreat with all the comforts of home. Full laundry facilities and double garage parking are available.
A starter pack of wood is provided during the winter months only (June – August). This includes kindling, firelighters, matches, and wood. Axes are not supplied due to safety reasons. Additional wood may be purchased from a nearby fuel station or hardware store.
Guest Access:
During your stay, you and your group will have the entire farmhouse to yourselves. Please make yourselves at home!

Perfectly positioned on Caves Road, just 15km north of Margaret River, this farmhouse is in the heart of the Wilyabrup Valley—home to some of the region’s most famous wineries. Walk to Cheeky Monkey Brewery for craft beer and relaxed dining, or take a short drive to Vasse Felix, Cullen Wines, and Moss Wood for world-class wine tastings. For food lovers, Clairault Streicker offers gourmet lunches, while The Colony Concept serves up fresh honey-infused delights.
Outdoor enthusiasts will love the easy access to Gracetown and Yallingup Beach, both offering pristine swimming, excellent surf breaks, and scenic coastal walks. Fishing, hiking, and mountain biking trails are also within close reach, ensuring plenty of adventure right at your doorstep.

Parking: Parking is provided in the double garage.

School Leavers: We do not accept any school leavers bookings at any time of the year.
Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10 pm. This house is situated in a quiet residential area. Please be aware that outdoor music is not permitted at any time of day, and that loud or noisy gatherings will not be tolerated with respect to the neighbouring properties.
Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.
Please be aware that noise complaints are a breach of our terms and conditions and may result in the forfeit of your bond and/or possible immediate eviction from the property.

Enjoyed staying at the Burton Farmhouse. The property is amazing. Everything was very tidy and clean. The place is very specious and well-equipped. Looking forward to our next visit!
Great spot for a large group and the kids loved the pool table for an indoor activity. Walking distance to cheeky monkey and plenty of space outdoors to throw a frisbee or kick the footy. Would love to come back again. Definitely recommend!
Great house and property for the whole family.
Plenty of outdoor space for soccer/cricket games and big inside kitchen for big family cook-ups.

Lovely house for a getaway
Was a lovely and big house in a perfect location. Only disappointment was the outdoor fire pit was not on the property as per shown on the photos. Overall happy with our stay and will definitely go back!
Beautiful property and great location between Dunsborough and Maargaret River. There were 13 of us together for girls trip. Great facilities, layout and amenities. The add did say they would supply firewood, but there wasn't any. Lucky we had broguht our own. Lovely stay, would definitely reccommend!
Didnt quite feel as exclusive as we had hoped, light fixtures broken, cabinetry peeling, we had to clean all outdoor surfaces, removing cigarette butts and other rubbish from the firepit. Could be a supurb stay, just needs some love.

We had a great stay at this property. The fire pit was a real hit. The living and dining area was a good size for us. The kitchen is a bit small though.The property (inside) looks much bigger, cleaner and newer in the photos. A few parts are quite worn and dirty now, which we weren't expecting, but I don't think it bothered anyone too much. There were a couple of issues (power not working in one room and not enough towels) but the communication was good.Excellent location and being able to walk to Cheeky Monkey and for the kids to see the local cows in the morning was great. Good outdoor area with a tree swing and plenty of space to play I outdoors.
Our overall stay was amazing. The size of the house and beds were all very comfortable. Being mostly couples, having our own space over three days was lovely.We did however find not having the basics supplied frustrating. No shower soap, shampoo or conditioners. There were only 7 coffee pods for 12 adults over three days. Also only three full toilet rolls and two half used rolls for such a large number of guests. No salt and pepper, cooking oil etc. We had to head to the shops, which were 30 minutes away each way after an 8 hour drive to get there) to buy all the smaller basics that we usually have available when staying in holiday accommodation. It was an inconvenience but didn’t ruin our wknd. I would recommend for the price we pay the basics should be supplied.
This house was perfect for my friends and I. Great location that's central to all of the places that we wanted to visit while in the region.
The house itself had everything we needed and exceeded our expectations.

Again we enjoyed our stay, but did miss the free access as certain areas were restricted, and elegance of the previous visits.

We stayed at the Burton Farmhouse as a big group - 12 friends/colleagues. The property was spotless and huge! Plenty of space for us all with fantastic amenities. You are close to Cheeky Monkey Brewery (literally next door) but also other amazing wineries and hikes (Cape to Cape track). Would highly recommend!
