It is in a quiet and good neighbourhood, roughly a 15 minutes walk from CBD. As streetlights are missing in this neighbourhood it is recommended to have a torch or using your smartphone as such when coming back to the property after dark. In CBD a lot of offers for dining.
We thoroughly enjoyed our time in Byron Bay,
Our accommodation was very well located. Far enough from town to be quiet but close enough to walk to the beach and town.
One negative was guests leaving dirty plates on the table in the hall attracting insects and the water in the fridge was not replaced.

It was pretty, but for a long stay it would have been nice to have at least one cleaning. Also, the bed was terrible and the bath tub did not fill up without running out of hot water. In addition, the "jacuzzi" had several of the spouts that didn't work.
The property is poorly managed. The on-site manager does has no idea how to run a professional operation. For example, she went into my bathroom without my permission and put a post it note on the light switch telling me to turn off the light. As a paying guest that’s completely inappropriate and also an invasion of privacy. Although a 24 hour phone line is advertised for check in, and she should have been expecting me as I had advised my time of arrival, I waited an hour to check in because she didn’t answer her phone or email. When I eventually did get in to the building with the help of other guests she couldn’t have been less apologetic. I don’t feel comfortable raising my concerns with her about the property as she seems unprofessional and has so far behaved I appropriately.
My bed linens were stained, the room was dusty and the air conditioner flashed and lit up the room all night. I didn’t receive so much as a change of towels in a three night stay.
The “separate bathroom” is all the way on the other side of the building and I have to unlock it with a key. And it’s a dinghy dirty little bathroom.
I will never stay here again and I’m extremely disappointed.

Great property in top location. Quiet but close to the action. 10-15 minute walk to beach (the road stops as a road,but carries on as a track), 15 minute walk to town. Our room was lovely. No fridge in room but communal fridge in hallway works just fine. Manager Rooney was helpful and friendly.
Extremely noisy rooms, could hear full conversation from adjoining room and woken at 6.30am both mornings. Guest coming in late and leaving early in hallway. No fridge in room and one in hallway outside our room created extra noise as guest retrieved drinks. Room amenities are basic, no hairdryer ect.
Surprised that rooms are not serviced at all, no cleaning or option to change towels ect. no removing of rubbish.Did not see any staff at all over the 2 nights stay.
Overall was disappointed as looking forward to a peaceful and relaxing stay as opposed to woken of a night and early morning.
Maybe my expectation were too high.
Very cozy and authentic place! Unfortunately, we had bad weather during our stay which means that there isn't much to do i Byron. I think that the owners of the place could had made our stay even better and feel even more homely if they would plan for some activities during such a time, e.g. put some boardgames and tea out on the terrace. Didn't really see any staff, but when I communicated with them over the phone, they seemed really nice and helpful. They should add lights to the bicycles to increase security of biking during nighttime though.
Had I not looked at the rest of Arcadia House I would have given a MUCH lower overall rating. I had the room Turtle Diver, which was dark and pokey and had a (perfectly clean but) dated and not well designed add-on bathroom fitted into the adjacent verandah. Our time at Byron Bay also coincided (unbeknownst to me at the time I booked, silly me) with a music festival. Thus the prices were inflated above normal, so I was doubly disappointed at the quality of the room. The contrast between this room and the other rooms is enormous. I saw other rooms in the house which looked lovely -- light, spacious, well appointed. The manager was gracious and helpful, and responsive to communication. Location was great (away from the town, so quiet, but within easy walking distance of both town and beach). The bicycles, which guests are allowed to use, were in dreadful condition and not well maintained at all. I also think the whole experience would have been enhanced by a having a kitchenette for the use of guests. While there are nice seating areas in other rooms, Turtle Diver was too dark and dismal to stay in for even a cup of morning coffee. What a pity I didn't stay in another room! And paid normal rather than inflated prices!
Very disappointed with our stay here. The room was tiny with literally no space to move around, it was only 2 of us with 1 medium suitcase. The room also had no windows - so it felt very claustrophobic. Service was so so, not explained clearly in the description that it's a self-contained apartment with no room service or towels! If i wanted an Air B&B experience I would have gone to them direct (even with air b&b you get more then 1 towell!)
On the plus side the location is great!

Beautiful old house.
Bathrooms very outdated & basic & not very clean - lots of mould in the grout
Just loved the ambience of the place.
Management Rooney was excellent.
Very knowledgeable and happy to take time to assist with any questions.
Definitely I will be back.

Comfortable
The room was comfortable enough. Property was a little tired/worn looking. Location was a little out of town, free bikes for use weren’t able to be used as they weren’t maintained.
This property isn't too far from the city centre. It's really cozy, comfy and clean. We also had the opportunity of a bike ride through the city thanks to the available bikes of this property. It's the best place to book in if you want to rest. So quiet and peaceful every day. One day, for sure, we will come back.
Booked for 2 nights but left after first night.
Cockatoo room has a strange unpleasant smell.
First impression wasn’t good - the veranda and furniture looked shabby. Our room - no6 smells - and there were cobwebs in the ceiling. The ‘bathroom’ for this room is at the opposite end of the corridor and was a cramped wc and shower.
The shared fridge was located in the hall which any one off the street could access ( the front door was left open and no staff on site).
It was noisy, could hear everything the couple in the next room were saying and doing.
No plug socket near the mirror so couldn’t see when drying hair.
Tv in the corner which you couldn’t watch when lying on bed because of the curtains.
This room just doesn’t justify the hefty price tag.
