The sleeping area includes a king bed for 2 guests and a sofa bed for up to 2 additional guests. The sofa bed is best suited for children or guests comfortable with a more compact sleeping arrangement.

A private balcony extends the living space outdoors, offering a great spot for morning coffee or evening relaxation.

Guests will arrive and locate their designated lockbox, where they will find the key fobs needed to access the building and unit.

Guest Verification: In accordance with building requirements, the main guest must be 21 years of age and is required to complete a quick background verification after booking. All other adult guests (18+) must provide a valid government-issued photo ID. We appreciate your understanding as we work to keep the building safe and welcoming for everyone.

Holiday & Major Event Weekends: During major holiday weekends, building management may restrict or close access to the rooftop and other shared amenities for security reasons. These decisions are made at their discretion and apply to all residents and guests.

Please Note: To help keep the building safe and provide a great experience for all guests, we are unable to accept reservations from guests who reside within 50 miles of the property. Reservations that do not comply with this local booking policy may be canceled at our discretion, and we reserve the right to cancel any reservation that violates these requirements.

HOUSE RULES:

1. Comfy and Cozy Vibes: To help keep our space clean and inviting, we kindly request that you leave your shoes at the front door.
2. Quiet Hours: We appreciate a peaceful environment, especially during the evenings. Quiet hours start at 10 pm.
3. Fresh Air Matters: For the comfort of all guests, we maintain a strict no-smoking policy indoors. If you need to smoke, feel free to do so in the backyard, and please dispose of cigarette butts off the property. We appreciate your cooperation and want to remind you that there is a $500 fine for smoking inside.
4. Chill Atmosphere: We aim to provide a serene environment, so please no parties or social gatherings. If you have any special plans, just let us know and we'll do our best to accommodate. We appreciate honesty and transparency! Any group found to be deceitful will incur a $500 surcharge.
5. Timely Check-ins and Check-outs: To keep everything running smoothly, please adhere to our check-in and check-out times. If you need adjustments, just let us know at least 24 hours in advance. Late check-outs without notice may incur a $50/hour penalty.
6. Primary Guest Age Requirement: The primary guest making the reservation must be at least 21 years old and must be staying at the property for the duration of the reservation. The primary guest will be required to complete our guest verification process and provide valid government-issued photo identification. Reservations made by or on behalf of a primary guest under the age of 21 do not meet the property's booking requirements.
7. Guest Counts: For the comfort and safety of all guests, please declare the number of occupants accurately. An undeclared guest surcharge of $100 per night will be applied for unapproved guests.
8. Respectful Use of Space: Please be mindful not to move or rearrange furniture, ensuring that everyone can enjoy the space as intended.
9. Eco-Friendly Living: Help us conserve energy by turning off lights when not in use.
10. Extending Your Stay: If you're having a great time and want to extend your stay, we're happy to accommodate based on availability. Just give us a heads up at least 48 hours before your original checkout time.
11. Damages, Missing Items & Additional Charges: Accidents happen—we simply ask that you notify us immediately if anything is damaged during your stay. Guests are responsible for the repair or replacement cost of any damaged, missing, or stolen property, including furniture, décor, appliances, linens, towels, key fobs, parking passes, remotes, and other items provided with the home. Additional charges may apply for excessive cleaning beyond normal wear and tear, professional repairs, emergency service calls, or lost booking revenue if damage or violations of these House Rules affect future reservations. All charges will reflect the actual costs incurred.
12. Tech Devices: For the safety, security, and proper operation of the property, all technology devices—including the Blink Sync Module, Wi-Fi equipment, smart home devices, and exterior cameras—must remain connected and operational at all times. Guests must not unplug, disconnect, power off, disable, cover, reset, or otherwise tamper with these devices. Unauthorized interference may result in a minimum administrative charge of $250, plus any additional costs incurred to restore service, address resulting issues, or repair damaged equipment. Repeated or intentional violations may result in the cancellation of your reservation, subject to relevant policies.
