Farmhouse on two levels, within a 5-hectare estate
This is a farmhouse on two levels for a total of 300 square metres, at the head of a 5-hectare farm and equipped with all comforts as well as important historical traces and curiosities. In fact, belonging to the ancient Nicasi family, which appeared in Morra in the 15th century, the farm and the house were called 'speranza' (hope) because of ancient legends linked to the papal troops and Federico Barbarossa. Legends aside, the house has undergone numerous transformations over the years, one of which dates back to the 19th century as documented by an engraving on an internal door (1837).
The villa is on two levels for a total of about 300 square metres. The lower floor, formerly consisting of stables for animals, has been restored and furnished, creating comfortable and characteristic rooms. The particularity of these rooms is their modern use while maintaining the historical trace: it is still possible to touch the old mangers and agricultural objects used in the past. Today, there is a kitchenette and dining room with a fireplace, a bathroom, two living rooms and a living/dining room with a characteristic piece of furniture/kitchen made by local craftsmen. The upper floor is accessed via a loggia. Here you will find: the living area with a fully equipped kitchen; the sleeping area consists of 3 bedrooms, each with a predominant colour (yellow, green, white). The yellow and the green are two double bedrooms, the second with a private bathroom with shower; the white is a twin bedroom. Adjacent to the yellow room is a second bathroom, with a bathtub. The Villa is surrounded by 5 hectares of meadows, vineyards and groves. The garden furniture (gazebo, chairs, tables, sun loungers, parasols) is mainly concentrated in the pool area, where there is also a brick barbecue. A table tennis table is located under a loggia on the ground floor. The property is mostly fenced off, but not in the part adjacent to the fields and groves, so you might spot foxes, deer and wild boar.
Access to the villa is via a semi-private dirt road, which only serves two other houses. Vehicles can be parked directly inside the property, as there is ample outside space available.
The context in which the farmhouse is located is the village of Morra, a hamlet in the municipality of Città di Castello, in the Nestore valley. The village is located in the central Umbrian Apennines, on the border with Tuscany. Morra is located in an area of countryside still tied to ancient values, of an agricultural nature but in a favourable geographic position. It is close to cities such as Castiglion Fiorentino, Perugia, Assisi, Arezzo and Cortona. FOOD: Within the village of Morra there are 2 grocery stores and a supermarket. Not far from Morra (15 km) you can reach Città di Castello, a place full of restaurants with typical Umbrian cuisine and a town with a great cultural offer. Otherwise, you can enjoy typical Tuscan cuisine, just a stone's throw across the regional border. CULTURE: In the centre of the village of Morra is the Pieve di Santa Maria, dating back to around 1120, while at the very end of the access road to Villa La Speranza is the Oratory of San Crescentino, a church dating back to 1420 with a cycle of frescoes by Luca Signorelli (1507). From painting to the medieval and Renaissance architecture of Città di Castello, as well as the modern and informal art of Burri. A few kilometres away is the town of Sansepolcro in Tuscany, where one can come face to face with the works of Piero della Francesca and Luca Pacioli. These are the closest examples, and then one can mention a thousand other possibilities in the closer surroundings, reaching Cortona, Assisi, Perugia, Arezzo. NATURE: In the immediate surroundings of Morra it is possible to participate in excursions, horse riding, trekking. A short drive, on the other hand, takes you to Lake Trasimeno, where you can enjoy a magnificent lake landscape and excellent fish dishes. All it takes is a little more willpower and the Marmore Waterfalls, the Monti Sibillini Park, the Dunarobba Fossil Forest and the Fonti del Clitunno appear.
