The front door opens into a quiet, light-filled room - checkerboard rug, a beige sofa, two leather chairs pulled in close, and an arched mirror that bounces the afternoon back at you. Walk fifteen steps and you're in the kitchen, then the dining table, then the back door, then the water. That's the whole rhythm of this house: everything you need is a short walk from everything else, and most of it ends up outside. For families with young kids, groups splitting a long weekend, and anyone in town for weeks at a time who wants a real kitchen and a yard instead of a hotel hallway.

THE HOME
3 bedrooms and 2 full baths, all on a single level. The living room, kitchen, and dining area flow into one another at the front of the house, the bedrooms sit down a short hall, and the back of the property opens onto the patio, the lawn, and the pool.

LIVING ROOM
The windows behind the sofa keep this room bright most of the day. Seating for five or six between the sofa and the two leather armchairs, a ceiling fan overhead, and a wall-mounted TV above a white marble media console with an electric fireplace built in. Turn the flame on in January and the room warms up in minutes.

KITCHEN
Blue lower cabinets, white uppers, granite counters and a subway tile backsplash, with a brass bridge faucet over a deep double sink. The island seats two on stools and hides open shelving on the back side. Everything is where you'd expect it:

• Cooking - full-size electric range, over-range microwave, pots, pans, lidded skillets, knife block, spice carousel
• Coffee - drip maker on the counter, with coffee, tea, creamer and sweetener above it, so nobody has to run out at 6 a.m.

DINING AREA
A solid wood table with tan leather chairs seats six under a shaded chandelier, with a triptych of horse prints on the wall behind. It sits between the kitchen and the living room, so whoever's cooking is still part of the conversation. A high chair is here if you need one.

BEDROOMS
• Bedroom 1 - king A deep green channel-tufted headboard, windows on two walls, a ceiling fan, a leather bench at the foot of the bed, and its own bathroom through the door.
• Bedroom 2 - two queens. Both beds against a plaid accent wall, with wall sconces and green banker's lamps for reading. This is the room that solves the "who's sharing with who" problem for kids or two couples.
• Bedroom 3 -queen plus sofa bed. Blue-and-white ginger jar lamps on either side of the bed and a sofa bed along the far wall, which makes it the flexible room — an extra sleeper, a nap spot, or somewhere to set up a travel crib.

BATHROOMS
Two full bathrooms, both with a tub-and-shower combination, brass fixtures, wood-framed mirrors and good counter space. One is ensuite to the king room, the other opens off the hall for everyone else. Shampoo, conditioner, body wash, hand soap, toilet paper and a hairdryer are stocked when you arrive.

PATIO & BACKYARD
Out the back door is a covered patio along a brick wall, with a blue outdoor sectional, a glass coffee table, a chevron rug and a ping pong table, with windows on two sides looking straight out at the pool.
This is where most evenings end up - It's the shade room - where you go when the sun is too much, where the rally goes on longer than anyone planned, and where you can still watch the kids swim. Burgers on the grill, the lights on. Past the deck, the lawn holds a wooden play set with a blue slide and swings, and there's room to run around before dinner.
Out of the sunroom a long table for eight awaits under a string-lit umbrella and a gas grill a few steps away.

LAUNDRY
A full-size washer and dryer are in the house and yours to use.

THE POOL
The reason most guests book. A private in-ground pool sits in the fenced backyard with a paver deck around it and wooden loungers set out on the grass under the palms. It's open all year and there's no shared access. Kids in by ten in the morning, adults with a drink by five, everyone tired and quiet by nine.

NEIGHBORHOOD
A quiet residential pocket close to the middle of Columbus.

• Short drive to Uptown restaurants and the RiverWalk along the Chattahoochee
• Easy reach of Columbus State, the shopping centers and Fort Moore
• Grocery stores, pharmacies and gas a few minutes out

Most of what people remember about this house happens outside - the first jump in, the smell of the grill, the ping pong game that runs past dark, the drive home with everyone sunburned and asleep in the back seat. Other things to note
PARKING: A carport & driveway fits 2–3 vehicles, with additional free street parking. Please park only on the driveway/carport — parking on the grass isn't permitted.

EARLY CHECKIN/ LATE CHECKOUT (when available): Early check-in is $25/hour. Late checkout is $25/hour if requested by 8 PM the day before; requests after that, up to one hour before checkout, are $60/hour.

RESERVATION CHANGES: Shortening a stay or reducing the guest count must be requested at least one week before check-in. Later changes can be refunded at only 50% of the original refund amount.

GUEST REGISTRATION: This property has local compliance requirements including a signed rental agreement, ID verification, and a $1,000 pre-authorization hold (not a charge - a pending transaction released after checkout). As an optional alternative to the hold, a non-refundable damage waiver (~$55 for stays up to 10 nights) is available through a third-party provider. It's a quick, app-free, secure website - no account needed - and it also gives you a guest portal with home info and local tips.

LONG TERM STAYS (30+ nights): Bi-weekly cleaning is required at $240 per cleaning, arranged in advance.

OUTSIDE services / vendors: Please disclose any in advance.

SUPPLIES: We provide a starter pack of essentials — toiletries, paper products, and basic cleaning items. For longer stays, guests restock to their own needs.

1. RESPECT THE PROPERTY
● Don't rearrange the furniture - damage beyond normal wear (pet damage included) is charged to the reservation.
● No eating or drinking in the bedrooms.
● To protect our surfaces and linens, please don't dye hair or remove nail polish indoors, and keep glitter, confetti, slime, and Play-Doh outside.
● Towels and linens are for drying off -not for makeup, spills, or cleaning; please use personal wipes for makeup, as excessive staining may incur a replacement fee.
● Household trash goes in the black or brown bins only (blue is recycling); misuse carries a $50 penalty.
● Charging electric vehicles from the home's outlets is not allowed.


2. RESPECT THE NEIGHBORS
● Quiet hours are after 10:00 PM; disturbances that affect neighbors may end the stay.
● No parties or events — extra cleaning from a gathering is charged to the reservation.
● No RVs, trailers, or oversized vehicles on the driveway or street.

3. VISITORS, OCCUPANCY & PARKING
● All guests must be declared, whether staying overnight or just visiting; unregistered guests carry a $30 per-guest, per-day charge.
● The home sleeps 13, with an extra-guest fee of $25 per guest, per night beyond 8 guests.
● Park on the driveway only, up to 4 vehicles — no parking on the lawn.

4. SAFTY & USE OF AMMENETIES
● Please supervise children in and around the pool at all times - there is no lifeguard - and keep glass out of the pool area.
● Exterior security cameras protect the property; please don't cover or tamper with them, as doing so may end the reservation without refund.
● Illegal drugs are not permitted - suspected use will involve local authorities and end the reservation without refund.

5. PETS, SMOKING & LIFESTYLE
● No smoking of any kind inside the home; a $150 fee applies.
● The home is pet-friendly for up to 2 dogs — no cats, for the safety of guests with allergies. Non-aggressive breeds only, no history of aggression, 50 lb limit. The pet fee is $100 per animal, non-refundable — per stay for stays up to one week, or per pet, per week for longer stays.
● No constant barking or disturbances. Please tell us at booking if you're bringing a pet, including breed, number, and weight.
● Dogs must be supervised in the backyard and never left unattended, and should be crated or kenneled when left alone; a collar, harness, or microchip with owner info is required.
● Please keep the home free of pet mess and remove all traces before checkout — pick up waste, cover any couches or chairs your pet uses, and keep mattress protectors on the beds.
