Must sign rental agreement upon booking and upload Government ID. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform IDs, security deposits, and rental agreements.
A $500 security hold will be placed 2 days prior to arrival and released 7 days after departure, if no damages are reported.
Quiet hours - 10pm-8am
We allow up to 2 dogs only with a $150 pet fee, must follow our dog policy.
--There will be a $500 fee for Smoking at the property.
--$300 for unauthorized late checkouts - guest will be responsible for the cost of impact to the next booking

Dogs Policy:
- We only accept dogs.

Pre-approval is required for ALL dogs even service animals which are always approved and not charged. This is an insurance requirement. If you are booking with a Service Animal please answer the following questions:


1) Do you require the service animal because of a disability?
2) What work or task has the service animal been trained to perform?


Emotional Support Animals must meet the requirements for pet approval and are subject to the pet fee.


ALL DOGS:
- Dogs cannot be left unattended in the home.
- Keep off all bedding: if your animal sleeps with you, you must bring your own sheets/blankets. Animal are not allowed on our sheets/blankets.
-Bring and use a sheet or blanket of your own to cover the living room furniture if your pet will be on the furniture.
- Keep on-leash on the property outside of the home at all times.
- Pick up your pet's waste and dispose in the outside container/dumpster only.
- Animals may not be bathed as this clogs the drains.
- Be considerate of other guests and control barking, especially between the hours of 10pm and 8am.
- You are responsible for any damage caused by your animal.
- $150 PER APPROVED pet fee due upon booking.

-- This is a quiet residential neighborhood and quiet hours are strictly observed between 10pm and 8am.
-- Parking available for up to 3 vehicles on driveway and in front of house. Absolutely no parking allowed in front of neighboring homes.
-- Absolutely no parties, gatherings, or events. Only guests on the reservation are allowed in the property at any time. If unauthorized individuals enter the property, this WILL result in reservation being forfeited without refund. $40 per person, per night is charged for individuals in home that were not previously disclosed to Host.
--No smoking inside the property or the enclosed patio.
--Local guests must contact the host before booking. This is to prevent parties/gatherings/events at the property.

Lots of little extras!
It was very good for our family of 4. Everything we needed. Enjoyed the coffee bar with choices of coffee and favorings. Washer and dryer off kitchen. Loads of pillows and towels. Clean. Good location for our visits to Air Force Museum and The trolls and fairies at Aullwood Audubon.

The house is on a cul-de-sac in a quiet neighborhood. Very clean and they’d left us snacks and water bottles. Coffee well stocked too. It’s in an area that is close to Kroger, Target, and restaurants!

The house was well organized, clean and very well stocked with home essentials. Maria is an excellent host, and responded swiftly. The property is close to stores and restaurants. Perfect Stay for a New Year's Wedding
My family and I were visiting for a wedding in the Dayton area. This listing fit our needs perfectly! There was ample room of the 6 of us, the home was clean and well maintained, and the neighborhood was nice and peaceful in the evening. In addition to being very close to the venue of the wedding we were attending, it was only a short drive to museums like the Carillon Park and the Air Force Museum, as wells as our local restaurant favorites. We will be sure to stay here again when we visit in the future!

Great house for holiday visits!
We moved away from Ohio years ago but still have children and grandchildren in the area. It was so nice to have a place that was literally a home away from home! It was also big enough to have a few of our children that are also from out of town stay with us. The house was very clean and well furnished and the location is quite convenient. We had a wonderful time and wish you all a blessed and prosperous 2024!

Great option for Family time when campground cancelled
We usually spend a long weekend camping in the area, but due to a long term power outage, we had to scramble to find an option. Not only did the property fit our need in regards to location, price, and size, it actually simplified our travel. House was in great shape - provided a good gathering area for our three grand daughters to play. Great location for all we had planned in the area. We have added it to our Favorites and let other family members know of it as a great option for a longer stay in the area.

This was a very clean, newly renovated property in a great neighborhood very close to shopping and restaurants. It is nicely done. My only complaint would have been that the couch in the living room is not the most comfortable. The kitchen was really well supplied except for the can opener which was the worst can opener possible. Overall we had a great stay

Perfect Dayton vacation spot.
The house was magazine perfect. Everything we wanted to do was within 15 minutes. If i ask a question it would be answered quickly. Lots of hangers provided, shampoo, soap and coffees and a few snacks.

Modernized ranch home in residential area and convenient location for purpose of our family get-together. Very clean and comfortable for our group of 7 adults and one dog. Nice bed linens and towels provided. The snacks and water bottles were a nice, welcoming touch.
