Hotel is currently closed but refusing to issue refunds
First hotel where I genuinely had to leave after an hour and pay for a different (far better) place. Felt incredibly unwelcome, as if a nuisance that I actually turned up despite Covid 19. Room was fine, but creaked constantly and the TV was hilariously tiny. Had to walk up 6 sets of stairs with my disabled mother, despite the place being all but abandoned at the time with only a couple other guests. Despite no restaurants being open, was still expected to eat takeaway in the lounge or outside.
First, the positives. The hotel is great and as clean as a very old building can be - the lovely cleaner works very hard. We stayed in the family suite which has two spacious rooms.The kids loved it and want to go back.
Now, the downsides. Parking is a massive issue. The manager had no parking permits when we arrived and sounded almost surprised that we expected any kind of assistance with parking arrangements. Said she tells all her guests to just get a ticket from the parking meter (which isn't the impression you get from the website - and I trailed through many reviews to make sure it wasn't a problem - what a mistake!). Cost isn't an issue, it's around £4-£5 max depending on which road you park in and free between 6pm and 8am, BUT you can only park for 4 (charging) hours at a time so if you were planning to spend your entire holiday in the vicinity (e.g. on the beach), you're in big trouble. Likewise, if you drive away for the day, you might come back and find there's nowhere to park. Even in mid-Feb there weren't many spaces, in summer I wouldn't even take the risk. However, most small hotels in the area have the same problem.
Another big disappointment - they don't actually serve breakfast in winter! Fair enough - but why not say that on the website?
Also we were asked for ID, again fair enough but an advance warning would be nice because most people don't carry ID!
Oh, and Favo'loso cafe we were recommended is an utter disaster. Never again. Flamenco Tapas was nice.
The room had high ceilings and was very elegantly decorated in a classy style. The whole hotel is located in the Victorian row house lovingly renovated. There was even a sitting room with board games and books near the lobby area. The breakfast staff was militant and so was the check-out staff. I did not like it. They were very bossy and mean.

The worst place we have ever stayed. Incredibly rude staff. Made us feel extremely unwelcome. If we hadn’t prepaid we would have walked out. Speaking to several other guests over breakfast, it seems we all shared the same opinion. Eastbourne is a lovely place but this establishment which calls itself a “guest” house leaves a poor impression of the place. To be avoided at all costs.
Welcome from time of arrival. The Berkeley guest house is A very efficiently run guest house. Well deserving of its stars ****rating. Prime location minutes for all you can hope for on a picturesque pebbles beachfront, cafes catering for all taste, brilliant Eastbourne Tribute nights are highly recommended, The theatre opposite The Berkeley, train station and various bus's to go further are all very accessible. Sunshine throughout my stay Happy to recommend. Thank you!
A very pleasant overnight stay in this guest house. Our room was clean, bed comfy and breakfast delicious though service from the quirky staff was a little slow but just added character to the place.
We liked everything about our stay. the Grand children had their own room attached to ours which they loved having their own space. The breakfast was amazing the staff could not do enough for us.
Family room was big and spacious with a separate room for the kids, with a bunk bed. High ceilings and big windows to view the outside. Clean bathroom and soaps and shampoo included.
A great place, will stay again.

Joy of the general manager is very kind and has a very warm heart to the guest especially the kids.
Thanks to the Berkeley and Joy, Eastbourne has become a very special place for my family.

Your welcome at the Berkeley
Immediately made to feel very welcome, which was nice after a long journey. There is no lift so if on the top floor could be awkward if you have a mobility problem. Accommodation clean and comfortable and warm with plenty of hot water. Decor and furnishings a little sad but I found no problem Good substantial breakfast.
Exceptional! From signing in to leaving,Joy and her team were excellent! Berkeley is one of those hotel you stumble on ,once in a while!and you never want to leave, because it's a happy place!a hotel with a heart, in shape of Joy!and her son!and excellent staff!I would definitely recommend a visit to experience it¡You!if your honest will understand what I mean?a great four days break! it has stairs!be warned but gd chance to test your fitness! breakfast again ,no problems!a beautiful start to the day ahead! convenient to beach, shop's beachy head walks etc,etc! Pleasing overall and good value for the price. Come prepared for lots of stairs. I'm younger than most of the other folks I met who were staying at the hotel, but I'll presume everyone got regular exercise, especially at the hotel! :-) The building is over 150 years old and has no lift. That necessitated, in my case, lugging a 65-lb bag up a total of about 72 steps (including the staircase from the street to the front door). Huff and puff! But, the breakfast (located another 15 stairs down in the basement dining room) is lovely.
