A beautiful, well equipped ground-floor apartment, in a quiet secure residential development, our goal is to make the apartment a home from home, so you can relax and enjoy your break in comfort.

Ideal for couples, groups or families who want easy access to the city, plenty of space (120 sq meters) in a peaceful environment.
10 – 15 minutes walk from the east end of Princes Street, with private parking.
A short walk to Edinburgh's many attractions, some things to mention, Holyrood Palace, The Parliament, The Castle, The Playhouse Theatre, Botanic Gardens and Princes Street.

We are proud to have achieved the Scottish Tourist Board 3 Star Award as well as Category 3 access for residents with mobility issues. We have welcomed many guests with varying requirements over the years.

The apartment is the perfect base from which to explore Edinburgh and Scotland.

Large, bright, clean, well equipped kitchen, there is a dish washer, washing machine/tumble drier, gas hob, electric oven, microwave, kettle, toaster, filter coffee maker and a Tassimo. You will find a good selection of pots and pans, casserole dishes and oven trays. We supply tea, coffee, sugar, bin bags, dishwasher tablets, washing up powder.
Separate dining area, with a table and six chairs.

Peaceful lounge, 2 new leather three seater sofas, 3 armchairs, TV, Sky, DVD, WIFI, iPod docking station.

Master bedroom, king-size bed, en suite with large shower unit.

Two further bedrooms, both with twin single beds.

Family bathroom, with large shower unit, sink and toilet.

All bed linen and towels provided.

2 Kids cot, a high-chair, pram, plastic bowls, plates tumblers etc available if required.

Gas central heating provides a warm and welcoming atmosphere all year round, along with instant and constant hot water.

Wheelchair access, stool and suction hand rails available for shower, Parking space, Category 3 access award for guests with mobility issues from the Scottish Tourist Board. Assistance dogs welcome, there is a park to walk a dog one minute away. I am happy to provide a water bowl. There is a magnifying glass. I have details of a mobility shop that hires out scooters, chairs etc as and when required.

Family Rugby Weekend

The property is very spacious and spotlessly clean. Loads of room for six people. It was lovely to meet our host Edele who was welcoming and helpful. It is located in a quiet area but short walking distance to a variety of restaurants and tram/bus stops. There is a supermarket a two minute walk away. We would definitely book here again.

Massive apartment off Leith Walk

‘Spacious’ is the word - apartment is really big and was very comfortable for a group. Close to tram but also walking distance to Waverley.

Great!

We so enjoyed our stay. Edele was welcoming and helpful in preparing for our trip. Location was walkable to city center areas and had good restaurant choices within a 5 minute walk. Place was clean and comfortable for a place to hang at days end. Perfect for our family of 5.

Spacious townhouse

Property was exactly like advertised and had everything we needed for our stay. Very clean and in a great area, we walked to most things we wanted to see. Grocery store was right around the corner. Would definitely stay here again.

Superb Accommodation

Great communication before arrival, exceeded our expectations with organisation of parking spaces for us. The accommodation is modern, clean, plenty of room, well equipped and in a great place, 5 minute walk to Leith Walk, easy access to the city and great bars and restaurants.

Great for families

Plenty of space to spread out for our group of 5 - the youngest being 8 yrs old. Kitchen was stocked and we were able to make dinners easily, but within walking distance to restaurants and a Tesco Express. Owner greeted us and answered any questions we had.

Spacious, clean and well located home

We stayed at this property for my son’s graduation. The apartment was larger than I realised from the photos and walking distance to New Town (we got a taxi to the graduation). The property was clean and comfortable and I wished we’d spent longer in it. Communication with Edele was great when we had any questions.

Edele went above and beyond

Since the first day I scheduled this booking, Edele was very communicative. She provided clear instructions and was there when we arrived to greet us and show us the property.This unit is fully equipped, perfect for a family with all the amenities you will need to feel at home. It is conveniently situated and in a safe neighborhood. I felt at peace walking on my own from Edinburgh Castle to this unit. I highly recommend it.On a separate note, I would like to personally thank Edele because she went above and beyond coordinating a small delivery I needed to get to Edinburgh prior to my arrival. She was extremely helpful.

Amazing stay

Edele’s apartment exceeded our expectations in every way. As this was our first family trip to Scotland, with kids ranging from 5-15, we were looking for a home that was spacious, comfortable, convenient and with important amenities (AC, washer/dryer, well stacked kitchen, etc.). All boxes were checked and more! The location was also impeccable as we were a very short walk to markets, restaurants and Edinburgh city center itself. We had a rental car so the included parking came in handy. Our Scotland trip created many memories, with staying at Edele’s place being part of that. We will be back!

Spacious and comfortable, hostess was wonderful

5 adults stayed here comfortably in this spacious, attractive and conveniently located flat. It is fully appointed and the 2 bathrooms were beautiful and sufficient for a small group. The hostess, Edele, went out of her way to provide an orientation and information about the neighborhood and local transit. There was a small glitch with us not knowing how the electrical switches work in Scotland and Edele promptly came over and solved the issue. She was welcoming and in touch. I would definitely stay here again and highly recommend this lovely flat for a stay in Edinburgh!

Very inviting, clean, comfortable apartment.

Edele is a wonderful host. A week before our stay, she emailed loads of information about the apartment and the area. Her directions to the apartment were accurate, making the place easy to find. The place was very clean with enough room for 5 adults and a teenager. Walking to the Royal Mile was uphill but not overly strenuous. The tram construction on Leith Walk was a bit of a nuisance but can't be avoided. There are many local restaurants and some deliver. One note about the washing machine - it's a single washer/dryer. It washes quickly but doesn't dry clothes like we are used to in the States. We hung up the clothes and they took 1-2 days to dry depending on the material. We highly recommend Edele's apartment.

Great location and comfy home!!

We so enjoyed our stay at Edele's apartment. We there 4 nights. It was extremely comfortable and fit. Our party is fixed perfectly due to the apartment having everything we needed we didn't really have to contact Edele More than I think one time during our stay. Plus in the notebook in the sitting room there was plenty of information in there about the apartment and the surrounding areas with great recommendations for food and places to see. We definitely would stay here again when next in Edinburgh. Thank you so much Edele. We thoroughly enjoyed our visit to beautiful city

Lovely flat

The flat is large. We had six people in our party and we had plenty of space. Beds were comfortable and bathrooms were spacious. Kitchen was well equipped. About a 15 minute walk to new town and a 25 walk to old town. Bus service is also available close to the flat. Edele was great at communicating with us throughout the process.

Wonderful- spacious and convenient location

We loved the 5 min easy access to the tram. Also loved the spaciousness and modern kitchen and bathrooms. Large kitchen table was fun for family games after a full day of sightseeing and the family room had very comfortable seating. The apartment was well equipped with all of the amenities we needed. Instructions and communication from our host, Edele, was excellent.

Perfect for our needs

We are a group of sr women traveling thru Scotland, Ireland and Northern Ireland for 3 weeks. We spent 6 nites here and it was the perfect place to stay to get to various locations via uber or public bus. The apartment was very roomy, comfortable and clean. We were very happy here. Thank you Edele for your kind hospitality….so sorry not to have actually met you but we never stopped running from the moment we landed in Edinburgh!

Excellent base for visiting Edinburgh

We have walked all around this magical city. The apartment is clean and bright. We each have our own ‘space’ to escape to after these long days of looking at castles, monuments, museums & parks. I would definitely come back to this apartment. Thanks Edele!

A great place

The apartment was everything that we needed.Edele was very patient with us especially when I had to spend the last morning getting an emergency passport. Edinburgh was very accessible from where we stayed. We enjoyed our selves immensely.

Great location with everything needed for stay

Great location, clean, and had everything we needed due to traveling with someone in a wheelchair. Edele met us at check in, showed us everything and promptly replied to questions we had. Highly recommend if you’re visiting Edinburgh.
